I would like to start my journal with what I've accomplished and were I'm at now.

1. Started with the BARM book and reading endless posts on here.
I have about 30 Buyers/Investors lined up,(Thanks to all the posts that teaches you how to do this)

2. I had a meeting with my title co.and found them through another wholesale Investor from craigslist.

3. Found a Realtor to set me up with the MLS and I didn't contact him for a couple of months untill I was ready.So basically got to watch the MLS for 2 months and learn whats going on in the market.also saved the props.that I wanted to put offers on.Props that have been on the market for awhile and rehab homes.

4. Sent about 15 letters out to home owners that got NOD's
Drove around and have a list of about 50 properties that look abandoned or distressed.Still need to contact these H.O.

5. Finally meet with my Realtor and gave him my list of the properties that I want to put offers on.

Hey Ron

I was thinking about you recently wondering how your doing. I'll give you a Call.
Kimmy's meeting's are on the 3rd Tues of every month & the next one is Sept. & I'm hoping to make it down there.

Today I meet with my Realtor & we spent 3 hours viewing properties, then at night I run my numbers & type on the editable CAR Form & send it off to my Realtor.
So far I'm going on 5 months of 5-10 offers a week. I'm getting some feed back now & countered but Investors are still offering to much. I'm leaving about 100k spread which comes out to around 75% of ARV & focussed on wholesaling unless it's an easy sell. Just not comfortable at 75%, so still looking to get all my marketing in place to bring in more leads.

I know what you mean..

All these investors are gobbling everything up. I got the Set for Life system and pulled CASH BUYERS in SD and Riverside County and !!!OMG!!! its insane in the last 2 months how many cash buyers there were..You're right about the 75% of ARV being a high percentage but you know what in dollars that 10-15% you can make is like tens of thousands of dollars in San Diego. Im in the middle of workin my first deal right now, I got it at about 75% (200K) and listing at full retail (270K) anything around this price I would accept:). I had to do minor repairs and touch ups..but it looks promising. I just can't wait anymore..lol. Im gonna go ahead and mark down the 3rd Tuesday of next month to attend. Hope you're there so I can pick your brain a little bit and also meet KimmyJ...If you see any props that you want to pass on at 75%-85% let me take a look at it and maybe work somethin out. Also don't think cash buyers are only looking to buy great deals, because I've met some around my area that feel like they got a good deal but I feel I can get it 20% lower than they bought it for. Ive seen a couple on the CASH BUYERS list from Set for Life that bought properties in my area at 100% ARV..."so you know im tryin to contact those buyers"... LOL.

I'll give you a call next week as I'm out of town this weekend. I do have a few offers with around 90-100k spread, that looks promissing in East County SD, so I'll keep you posted.
