I would like to start my journal with what I've accomplished and were I'm at now.

1. Started with the BARM book and reading endless posts on here.
I have about 30 Buyers/Investors lined up,(Thanks to all the posts that teaches you how to do this)

2. I had a meeting with my title co.and found them through another wholesale Investor from craigslist.

3. Found a Realtor to set me up with the MLS and I didn't contact him for a couple of months untill I was ready.So basically got to watch the MLS for 2 months and learn whats going on in the market.also saved the props.that I wanted to put offers on.Props that have been on the market for awhile and rehab homes.

4. Sent about 15 letters out to home owners that got NOD's
Drove around and have a list of about 50 properties that look abandoned or distressed.Still need to contact these H.O.

5. Finally meet with my Realtor and gave him my list of the properties that I want to put offers on.

Free ads/and today's journal

I Just google search freeads.
For Today,
I'm on this computer non stop.But it's paying off.Just got 2 more buyers from my craigslist ad because I keep bumping my ad back to the top.One of the Investor/Buyer is looking right were I live and I just put in 10 offers yesterday,so hopefully can get one accepted.
I'm going to an Investors meetup tonight and listen to some newbie Investor that made a lot of money last year.They are going to tell how they did it.

After just reading what I wrote,I cant beleive that I acually have offers out there. Finally taken action.After 3 months of studing at 5 hrs a day,will pay off.

Yes, I am doing the same thing as you, learning all the time whenever I can. I went to a REI club this week, listened to an Investor who is making a lot of money right now. Posted another ad on CL, found a HML tonight and have another one to call tomorrow. So we are almost on the same page you are just a couple of months ahead of me, so I am using you as a role model. That's what this site is all about! Smiling

REI Club Last Night

I went to the REI Club last night to listen to a couple of speakers.The REI Club is Nouveau Riche which is a REI investors college that they try and get you to join.Sounds great, but A lot of money.I'll stick to this website.

The strategy the speakers used is shortsales.
Find a H.O.in pre-foreclosure-NOD,get in contact with them.negotiate with the bank on a short sale.
Here's an example of one of there deals
1st mortgage $564k
2nd $141k
1st at $564 discounted $275k
2nd $141 discounted to $4800
They purchased property at $279,800 sold 1 week later at $400,000

They have like over 50 deals this way in the past 2 years.

I went to one of their seminars a couple of years ago. The deals were ok but NOT great.

I have a million questions and I keep reading and try to figure everything out; like Bird Dogging. I found a realtor and I told her I would do the leg work and find properties and give her the 411, I also went tot he county courthouse and got the forclosure list, and I posted AD's on Craig's List.

I hope something works, since I am a beginner I guess the hardest part is knowing where to start and how to do it.

Your a pool of information and any advice would be greatly appreciated...

You are welcome, and thank you for those kind words. However all glory goes to my Lord and Saviour, as well as the fine people on this website, PMI (success academy) and Dean Graziosi for bring all this together and taking the time to teach us how things are done. All the knowledge I have comes from reading, studying, researching, and applying the techniques that I have learned from my many mentors. I am currently right now building my list, but am currently running a separate business that helps me fund my investments. So doing two things at once while being a part time teaching tennis instructor has me running circles. But I diligently study and help others by posting my findings to people who need help to give them a jump start to their own success. My hope is that as well sharing in the information, we some how come together and find ways to use ourselves as a "list" of potential buyers, and doing deals together!

Anyways to help you get started. Bird-dogging is simply like being a referral source for an investor. Instead of actually locking up properties in your name, you will contact an investor, ask them if you can help them get more deals by duplicating themselves, ask them their criteria, and according to that criteria, go and find properties. From there you also ask if he or she will be willing to charge a "finder's fee" for finding that property for them. The advantage here is that the investor will be able to cover more ground and do more research by using your help. When the deal closes, thats when you get paid.

In "assigning of contracts", here you do the research and all necessary due diligence as if you were going to buy the property yourself. Then you lock up the property so that you have control of the property for a set period of time. From there, you forward the information to your investors and then sell your rights to purchase the property for however much you want to make on the deal. Keep in mind though, build your buyers list first and have a few other exist strategies in place, just in case your end buyer falls through.

I feel like I keep getting a little confused/distracted because there's so much to learn.Every couple of day's it feels like I have a down day,wondering if I'm ever going to get there.Still working day and night on this.

CBRPower does inspire me,because I know he's busy, yet still pops on here to give his input.His last couple of posts said you have to know what your buyers want and you need to put in those offers.After reading his post that's what I did.
Here's what I emailed my 8 buyers so far.

I really wanted to get in contact with each and everyone of you to get the specific location you want to buy in and also exactly what your looking for.I don't want to waste yours or my time getting deals that I lock up and can't unleash.I'm focused on hard hit area's of San Diego,Riverside,Palm Desert,Salton City and ElCentro.I've ramped up my offers to 20-50 per week and need Qualified Buyers ready to go.

Please give me as much info as you can,so I can find exactly what fits your needs.

working hard

I stayed up till 1:30 last night working on my buyers and emailed a Realtor that's not afraid of new adventures.I haven't quite let her in yet,since I'm shooting offers out myself and would love to get a deal done to show her that I'm serious about making us money.I can't waste my time again explaining what my intentions are.

Found out last night that a hot water pipe broke under my house and I need to route the pipes up through the attic.expenses I didn't plan on paying.Especially since uncle sam is sending out IOU's on my tax money I was suppose to get.

We found an area of brand new homes in the desert.4bd/2ba 1400sqft. and the bank is accepting $85,000 this area is growing and has a lot of traffic that flows through it.The payment would be very low and putting in a renter would give us good cash flow.

Still Going strong/Advertising is key

I have more offers put in and my ghost ads are working great.I also starting going on craigslist under housing wanted and emailed some people who are looking to rent and I'm getting great feed back.One guy is interested in that area of cheap homes that I was looking into,So I'm trying to get a lease option(sandwich lease)and throw a renter in it.
So like most of you said,I have a great problem.I have a couple of renters with no place for them yet.

Signed my first contract yesterday

I met my Realtor yesterday and signed the contract jason smith and/or assigns.(very exciting)Hopefully the bank will agree to my terms.If not I plan on trying to use a HML and proceed with the double close strategy.

It really matters to take action.If your not getting those offers in, it wont happen.I only submitted like 12 offers, and I got one.So I'm determined to keep pumping those offers out.My wife does the research on the homes and tells me "to get the offers in right now".I have 20 more ready to put in today.

2 weeks and no response from my formal offer/investment property

We'll it's going on 2 weeks and my Realtor can't get a response from the listing agent on where we stand.I'm wondering if they're questioning the and/or assigns.If so, I was wondering if I could do a new purchase agreement and use a hard money lender to do the double close.

By the way, I talked to my Title Co. and they said with doing a double close, they could hold onto the deposit amount until the closing day, so I wouldn't have to have that money in my account.

I have been focused on those properties that are brand new $30-$50k and want to use a HML and figure out how to structure a deal like Sam is doing (AKA northwest)and throw a renter in it.A Good cash flow property.
I'm also looking forward to an investors meet up tomarrow because the guest speaker is going to talk about wholesaling.

if they are questioning your contract, they probably would have responded by now. I think they might be questioning your offer or receive a better one. Don't fret, you should be looking and submitting offers right now anyway while you wait. Keep the pipe full by continuing on what you are already doing, don't just sit and wait for a response to just one offer.

Took some time off,and now ready to go

I spent the weekend at my parents because my dad's dying of lung cancer.He's at home now in a hospital bed and his body is shutting down.If anybody had nine lives, he sure did.
After coming home I spend a couple of day's reading Deans new book (PFRN)and just finished.All I can say is WOW, This better kick me into gear because it has everything you need.
So I will be back on this forum with good things to say soon.

I'm so sorry to hear about your father, that's difficult to say the least. Sad
I lost my father 5 years ago to a massive heart attack. He had quadruple bypass then was on dialysis for years.

Great morning/Rough Night

I drove my 4yr old twin boy's to L.A. (2 1/2 hours from me)to audition for a new Adam Sandler and Chris Rock movie.So that was exciting until I was driving home and got a phone call that my dad past away from the lung cancer.It was Very emotional, but it gave closure having all my family there as they took him away.

So my REI is put on hold for a couple of day's but I plan on making this happen for me and my family.It sure would be nice to have some money rolling in to take care of my mom.In the meantime, I past up a property to an Investor hoping to get a finders fee.I also plan on going to the REDC auction to watch and hopefully meet some Investors.

My Condolences...

Sorry to hear of your Dad's passing. I lost my Father-in-law recently after a fairly short illness. Even after a short while, knowing the pain and suffering that my Father-in-law experienced was very hard to handle. I'm sure this is nothing compared to years of fighting cancer, but I can relate to the loss of someone who was very near and dear to my heart. The good news is the pain and suffering is now gone and they're in a much better place then you or I can ever imagine. Take care and God bless you and yours.....


That offer I got accepted through email

I have been waiting for a month now to hear if the bank accepted my formal offer with and/or assigns.It's a short sale and I know short sale's take time, but my realtor and I can't seem to even get any response from the listing agent or the manager at her office.They simple won't respond back.
I'm wondering If I have some rights just know that my offer was turned in?
I heard that was the law.

Finally got an answer

As I wrote the last post, My Realtor finally was told that someone came in and offered $60k higher than my offer.I feel alot of people including Realtors don't know that you can get properties at steep discounts right now.This person could of saved 60k. WOW

2 funerals in one week/Formal offers going in

My Dads funeral went really good.I played guitar while my 6 1/2 yr old daughter sang "I miss you" by Hannah Montana who wrote that song for her grandfather when he died.
A couple days later my wifes grandfather died.

I got some info from a top user on here and I want to follow what she's doing.
She's not bothering with email offers.She's having her agent put full formal offers in with the and/or assigns.
I told my agent I want to do exactly what she's doing and start this week.I will keep everyone updated.

Finally I'm a top user

Yaaaa,
I made it on the top user list and I fell I totally deserve it.I keep pushing harder and harder every week and my knowledge grows and I know my success will too.From the start my wife told me you need to set a dead line of how long you are going to try this.She said you should give it like 6 months to a year. But in my head and learning from a lot of Investors, you dont give up.If anything, I'm learning and learning and I have come to the point of not getting so frustrated and keep trying something different.Like network more and evenually it's going to pay off.
