July 14, 2009 the day I went Pro ! ? !
For a few years now I have wanted to be apart of the real estate world as a investor and a landlord. To reach this goal I have completed several home study courses taking something from each. I feel that I have quite a bit of information but have failed to succeed do to lack of commitment to action. The one thing I can guarantee you must have to succeed in real estate is a commitment to action.
I was brought up working middle class and have known the stability and comfort of a good job. Well the last couple years have not been so stable so I needed to make a change. That is when I started to become interested in real estate, and started dreaming the real estate dream.
The first couple of years hurt my situation by buying into a program that just was not a good fit especially at that time. My consumer spending had made my income to debt ratio unacceptable. The mentoring program that I joined pushed my credit card to the limit and the mentor was going to show me the awesome tool of credit card debt as short term investment capital. What could I say "thanks that's great". Time to get serious.
I started studying for my Real Estate Sales Person License about a year and a half ago. Just about the time I purchased the first set of materials from Dean. I have now obtained my license and now have a desk at a large nationally recognized firm.
As a license my goal is to help others and learn the industry inside out. I believe what goes around comes around, so if I'm truly helpful to others I will be rewarded for it. The knowledge and resources that I gain will ultimately benefit my investments and working as a agent will satisfy my working class upbringing.
Wednesday and Thursday morning: updated adds last night and received a quick response. I think that you receive all the responses that you will get from a add within the first 24 hours or shortly afterwards. I now have a small but growing buyers list. Short sale I was working didn't work out percentages were not right for buyer/investor. Need to start swinging bat again.

Last few days; working, working, and more working. Picked up a couple more hours at my PT job and a couple of motorcycles to work on. Spring time I will probably get a few more bikes, good the extra money will be good to lower debt to income ratio. I did drop a large one bill,one less payment. Now I think of everything in terms of how it affects my real estate and business activity. License test should be soon still need to turn in app with county docs. Down fall by poor planning or was it subconscious procrastination.
Tuesday -Thursday morning: Corresponded with potential buyer, increased networking over web through this site as well as by signing up for meet up groups and free seminar by local real estate professionals. Updated adds. Actions over come fear and procrastination.
Last couple of days: Corresponded with investors, sent 4 properties to two possible buyers. Networking with 2 agents both through personal contact outside the industry. Grow your network enough and something should happen "just because".
Tuesday- Thursday morning; Updated adds. Attended seminar put on by local real estate professionals. Received response from add started corresponding with 2 new inquiries.
Apps away: received county docs filled out application for test date and mailed, should about 3 weeks. All of a sudden I'm not as comfortable with test as a few weeks ago. Will start new studying regime have not done much studying last week or so.
Still at it: I have been spending a little time each day staying active with REI activities; contacting agent for market information to supply to potential buyer, commutating with buyer, joining other networking groups, attending public meetings organized buy local Real Estate professionals. Even going to my job (currently PT as bartender/server at bar and grill) is a REI activity, made contact with several people who are professionals in the industry or are private investors. Need to be careful if I get to many more hours at work I could get comfortable with selling my time again. Don't want to loose investors desire and mindset.
Feels like my paddle is too small. Can't seem to keep my boat moving at least with any noticeable momentum. Maybe I'm going against the tides or currents. Any way still at it contacting Realtors placing adds and the like.
Chin up. Keep at it. You are doing great. Get that REA test done and you can cross that off your list. It is a numbers game and things will start cook'n for you soon. Good luck.
Test Done 5 to 7 days of wondering. What an experience, very draining. Hope I don't have to go thru that again very soon.

Yay- Passed test now need to fill out license app. and pass background. Should not be a problem but still have anxiety. Working a lot of hours at part time job. Hopefully I will be able to refocus energy soon. Still feel used up from studying and taking test.
Hired by a great Nevada County RE Broker. I am still waiting for my application to be processed but have been hired as a RE sales person. My resources have been expanded greatly and again I want to offer my help to the DG family.
Holez on getting your Nevada RE Sales Associate License. Now 3-4 years I want see you with that Broker's License. God Bless to you and your family.

My license has been approved. Lets see where this goes. Definetly proof of action taken and validation for a lot of work over last year an a half. Better start making money at new "job" so I can pay of debt. I'll feel much better about comiting to deals with out the debt I have over my head.
Today I worked; on personal development, networking and business planning. If you work daily on your personal development it will help keep up enthusiasm as you learn new things. Planning will keep you focused and help with time management. No network, no business.
Wow 7 weeks since last update. A lot going on; I hung my real estate license 8/1/09 and have been training heavily since. Gaining a lot of practical knowledge. I will probably not spend much time with my journal and spend more time on the message boards and forums, maybe the knowledge I’m gaining will be helpful to others.
