October 3, 2013 (my niece's birthday) I put in my first offer and waited. Within 15 minutes I had a counter-offer! I re-countered and waited. And waited. And waited. And worried I had offended the seller.
October 5, 2013: Offer accepted! Possession date - my birthday!
This little gem is an investor's rehab he did a few years ago as a buy & hold. Then he got transferred out of state and wanted to divest. (motivated seller) He had tenant in place (Bonus) Best of all? Tenant has expressed interest in doing a lease option!

That is a great story. Sometimes it is scary when you have bounced a couple of counter-offers back and forth. But the sages say that you make your money in Real Estate on the purchase, not on the sale.
Personally, I think it is both but that mind set help.

Hoping the most recent news doesn't cause a big deal, but being Canadian, I'm not sure what happens now.
Unbeknownst to the realtor, the seller is in bankruptcy! Today I get this from the realtor: Did the title co tell you that "abandoning the bankruptcy will take roughly 15 more days or less?"
What does this mean? I'm hoping it simply means our closing is later than planned (no birthday present for me
which I can live with)
Someone please tell me I can relax and let the process flow......
