Well I joined a while back but did not do much with the information I had. I worked and did my family things and tried to find time to get started.Over the years i realized that i was letting everything get in the way of my business.
As of 8-2-13 I quit my job of almost 19 years and started working my business full time. Now it is do or die, so I have no choice but to make it work . I have just about enough money to last me 2 more month then i am out of money. I have started putting my power team together and my buyers list. I put out 14 bandit signs and over 1 week I got over 250 calls and only lost 2 signs due to them being pulled up.
I have gotten information overload and now have to go and sort things out so i will know what i have to have for now to do wholesaling/assignments and get my feet wet and in the door. As my agent looks for deals for me i have to look at FSBO and try and get things moving. I still need to make sure i have a good contract so i can use it with the FSBO.
so one step at a time. First need to finish my power team and make sure i have good contracts that will work in Mississippi.
one of my biggest problems was that i had never had to ask for help with what i was doing, but I am so lost at times i don't know what way to go.
Well anything you think i should know let me know. I am grateful for any help i get and I am learning to ask for help when i can.

As i read post i make notes so i will not have to go back and try and find it again and i love my Microsoft onenote, it makes everything so easy to find and keep up with and i would be lost with out it.

When the going gets tough, the tough gets going.
Well last week I sent the purchase agreement from this site for her to look over and make sure I could use it in Mississippi w/contingencies. Well its been over a week and she just sent me back a letter telling me that it what i told her sounds like i would be an agent or broker and would have to get a license or it would be illegal... Well I really don't think she reads through things very well. I asked her when I signed would i sign with my corp or my name like " Purchaser: my name and/or Assigns " and told her i would be assigning the contract...
Well anyway I found out( from another DG member who live near me) that Mississippi does not have an state approved contract so I can make my own as long as it has a few clause in it that the state requires. So I will just not worry with her and use what i have and keep going.
The contractor I had do a walk through with me to get some estimates last week still has not gotten back with me, so it is not looking good for him if he wants to work with me..I need people who will do what they say in a timely manner not weeks later.
One step at a time and I will be there before long and I really need to get a deal done before the end of the year.

Dean Purchase and sale contract is really good. Here is my suggestion: I don't work with slow people on my team. The people who I put on team gotta be hungry to make money like me. She really took 1 week to get back to you? thats a no no for me. Dont wait your time with her, I would suggest you to look for some other agent but here is my suggestion below.
1) go on on yellowpage.com and search for the title companies in your investing area and call them to see who does assignment of contract and dry closing.
2) same thing with contractors, go on yellowpage.com and search for contract in your area(I bet their lots of them)
For instance, my partner who is an agent who I'm working knows his job already. I don't need to tell him what to do.

Well today I made 6 offers and I was a bit nervous about it all, so I will see how it goes.These are the first offers i have made so I will have to do a lot of learning as i go.
My agent had sent me an email to asking me if i was ready to make offers so now i have them done. I now am waiting for her to send me more properties to look at to keep this moving.
My agent moves slow so i will start another power team in another city near me so i will be able to keep things moving and not give me any time to sit around and do nothing. So now i have to start working on my buyers list there.
Maybe the thing for me to do is just get so many things going that i don't have time to worry about if i am doing it wrong or scared of doing something new !!
Talked to one of my investors ( who is also a friend who worked for me in the shipyard )tonight and he told me we need to make some money and he should have some money to give me next week, so that is good i will have money to use when i want to make a deal then !!!

It seems like they ( the dark side ) are trying to keep me down and tell me i cant do this....Well they are wrong. My agent is getting scared and did not understand what it was i am trying to do very well and talked to her attorney. She sent me an email telling me she needed me to explain things to her more and from what she sent me she thinks i am acting like an agent and going to show the place before i sign the contract.
I talked with her tonight and made her feel a little better and she asked me to talk to the attorney and explain it to him. I told her i would be happy to talk to him and i would never ask her to do anything that would get her in trouble.
She told me she had worked with many investors before but I see she had never worked with one like me ( A student of Dean Grazios ). I see the dark side telling me that I can't do this like i want to i have to play by their rules. I will do what has been proven to work by my mentors and coaches and I will go and explain what it is i am doing and want to do to the Attorney on Monday and maybe I will find a good Attorney that I can put on my team.
There is always an way !!
I quit a good job of 19 years to do this and there is no way i am giving up !
I will find the way and keep on moving, I need to make some deals before the end of the year. Has anyone else done deals in Mississippi and had any problems, I wonder ?

You got this! If an agent or attorney is giving you a hard time. There are tons of others who you can work with. Have you thought about about working with fsbo?

Well I talked with the Attorney my agent wanted me to.She will be ok now that she knows everything is legal that i am doing and will not get her in trouble. I also was able to find a good Attorney ( the one she wanted me to talk to ) and he will be doing my closing and he also told me that he will look over my contracts for free if he is doing my closing....
can't beat that !!!
I talked to the advisory line and they told me to start working the other area near me also, so now call 1 agency and got 1 call back from an agent and it turned out that he is one i will work with. He is eager to do things and has send me things the next day. Got him working on sending me professionals I will need on my team and find out if any of the investors he is working with would mind if i talked to them to find out if i may be able to help them also.
So in the last 2 days i have found a good agent and attorney to use and they will both feed me leads !!!
And thanks TC I am not worried about them or any problem I run into,I will just look at it and say how can i do this and find a way. I know i will run into road blocks but it does not mean that i have to stay on that road i can always take a detour and go around it !!!

The plan has no choice, I did not give it the option !!! It will be a great week next week and it will keep getting better. With each week I learn more and do more, one step at a time and before long We will be there.

Well it has been a while from the last post so i will catch up some.
1.Got another agent on my team who is excited and ready to go.
2.been working on my buyers list just about every day
3.been working on a data base that will help me through out my business for tracking and valuable information
4.Joined the Insiders elite team
5. been watching Daily wisdom's everyday
6. getting ready for the big push
I keep working my business every day, I have a lot to do and a short time to get there. You never know what the next day will bring so you must work each day to do the best you can so you will not have to look back and say "frick and frackin...... i knew i should have done more than i did and if i did i would not be in this place i am in now". It is hard at times to stay motivated but no one else will do this for me and if they do then how will i ever learn what to do and not to do and when !!!

I literally read thru your journey and am motivated to continue moving forward. I too, left my banking job last month to pursue this full time. I am rooting for you and can' t wait until the post that says you closed you first deal!
