I could spend weeks just reading the postings.
I'm one of them 'FNG's (Funny New Guys !) and right now
suffering from 'information constipation'... y'know, that's when so much stuff is going into your brain that no more can fit and it just bounces off your forehead ! Yup.. Thats me.. all clogged up right now.
I have been studying Deans course for the past few weeks and looking forward to cracking that first deal. I actually bought the course last October, but have had a run of 'Challenging' events upto January which pretty much put the Kybosh on any real involvement. Fresh year.. fresh start.. fresh attitude.
Is there anyone out there in Dean land from the Midwest/Quad Cities/Galesburg/Illionis/Iowa area?
It would be great to have someone to work with for
idea's, mutual support etc.
This is an exciting opportunity that has a proven track record for success.. all it takes is application,
dedication and determination. Right now, everything I know about RE investment could be written on the back of a postage stamp but the wealth of information and 'how to' is right there.. Just got to go for it.

Hi,,my name is patrick,,and I live in manito IL. I also know of another gentleman on here that lives in illinois cbrpower,,I am just starting out like you and I have a main focus of wanting to master wholesaling,,basically re-assignments,,I really could use some help on basically my first deal,,and I have used craigslist and have talked to a few REI clubs in this area,,I am just like you basically need a mentor ,,one who has done reassignments and can show me the ropes so I can master it. I hope you the best of luck I basically just adhere to this site when I am lost I have found a buyer and am in process of finding a decent deal. I hope maybe we can share ideas and strategies later when we have some deals under our belts,let me know how it goes ,,peace

Thanks for replying. I'm in the same boat as you my friend.
Although all I've done to date is basically study and try to understand how
this works. Wholesaling/re-assignments is the way I'm thinking for right now
too. REI clubs are very sparse in this area.. The nearest one to me is about
a 3 hour drive (ones that I've found anyway). Good luck to you too. I'll let you
know how I get on as things progress..

Well, I'm wading through the shopping list of stuff I have to do and
I think the most Challenging items I have for now are:
1. Finding an REI club within reasonable driving distance from the Quad City Area.
2. Finding a good mentor to keep me on the straight an' narrow.
I am putting my 'Dream team' together. Already got Attny, Title Co. CPA.. but
having some trouble getting RE Agents to reply.. Maybe they're too busy, or I'm leaving the wrong message ! I will look at that pretty closely today and adjust accordingly.
I intent to be busier than a one armed fiddler in my business.. It swells the chest to know there are lots of commited people out there all willing to help.
My focus is tighter than a laser beam and I'll do what ever it takes to make it.
No choice really.. NO 401K !!

Well, I've been busy studying a lot.. and slowly things are falling into place. I have figured out that my day needs to have a routine to it.
It gets way too confusing and muddled by doing things a bit here and a bit
there. Got to work smarter, not harder !
I have been making contact with other Investors and still trying
to find a local REI club. I have learned that the more successful Investors are always very active and real go-getters. The more thats put in, the bigger the reward.. I have also learned that I'm not the first person to get stuck
on stuff.. The answer is there to be researched, even if you don't quite understand it just yet.. but it's still there. There are a lot of good people out there ready and willing to step in and help if you just ask. Thats a great feeling.
My first deal is getting closer every day.

Des, Sorry for the late reply. I have found the REI club to be priceless. We are small but these guys move deals and give great advice and it is for free!! As far as your rea;tor goes, you have to try a bunch until you find one who is open to creativity. it may take awhile but he or she is out there. Once you find the right realtor, start doing walk thru's right away. Don't waste time or they will put you at the end of their list. I took my time and it wan't a pretty picture. I lost more deals by saying "Oh I will look at that prop. next week" When you find one, go get it, make an offer with you out clauses built in and go on to the next prop. Trust me, If you wait, you will not get anywhere....Jan

pages of books or instructions. Thanks very much for your help and
willingness to speak up. I sincerely intend to be successful in my
business and hope to share information and help with people like you
for many moons to come. I'm impressed with those little 'badges' that
investors like you have against your name in the left hand column.
I'll get some of those one of these days.
I have managed to make contact with CBRPower but right now he's out of
town. When he returns, I'm hoping he can point me in the right direction
as far as local REI clubs are concerned. There seems to be a lack of local
clubs, but plenty at a distance. I have also tried to contact some RE Agents
but have had no return calls yet. But I will keep on top of that one as I
understand the importance of their help.
I am very excited about building my business, not least because I have an
opportunity here to help my (very new) wife.

I am in Illinois as well and just starting out. I have one 4 unit apt building and working on a HUD property right now. Like you, I am looking to build up quick and have time to do it.
