Is there anyone with advise on getting started investing while currently going through a bankruptcy? I'm in my 2nd year and have 3 more to go. I know I can't go conventional, and I'm sure there has to be a way, I just can't find it to get started. I currently have no financial resources put away anywhere to fund anything myself and due to my situation a loan of any kind is out of the question. Has anyone else been through this or are now going through this but has found a way to circumvent it to get started? If there's anyone out there with any advise, please reply or send me a PM. Thanks

I may have answered my own question. Instead of sitting around saying "wo-is-me" I went back to my reading and discovered someone I missed or forgot about, "Greg Murphy". His story didn't say anything about going through bankruptcy but I figure bad times are bad times. What I did learn was a way to curcumvent my situation and that's my focus. Thank you Greg for your experience.

Mike is right! Wholesale is the best and the easiest to do. You are just being the middle person here. You get the property under contract and then sell your rights in the contract when you assign it.
Lease Options will also work but a a little more difficult to do and not quite as risk free. You have to know what you are doing so that they don't come back to bite you, you do not need any credit or $$ to do them.

Another possibility for acquiring property of your own during this time is to get a private money loan for the down payment on an owner-financed property. Of course you have to find the deal that has terms that will allow you to have enough cash-flow to cover payments to both lenders, but this could be another possibility to help you move forward during this time.

Hello family, along with revisiting my reading of Dean's books, I finally took another step forward. I made contact with a Realtor I'm going to be working with, that is after I have counsil with my attorney concerning my chapter 13. I can't have that come back and bit me negetively. If that meeting turns out favorable for me, I will be off and running. Again thank all of you for your continued support.
Keep in mind when working with realtors and making offers on MLS props, they will usually require EMD and POF. You are better off sticking to FSBOs starting out unless you have a strong buyers list already.

Oh, I almost forgot to ask, How many of you all in the DG family has taken advantage of the "FREE" website that Dean has had built for us? I checked with "Web.com" and found out that their cost is around $200.00 a month. I'm sure that there may be others out there advertising their "LOW" prices but I look at it this way, Check out what it would cost you to have a site built then consider that you have one "FREE" waiting for you to set up any way you want. I say "THANKS DEAN"! I for one plan to take full advantage of the time, energy, and expence put into this product.
The Bankruptcy stopped a regular bank from helping you but not a hard money lender or Owner financing. Also for wholesaling you don't buy it you just tie it up for a number of weeks and try to sell it. You never were trying to buy it. The Bankruptcy will teach you how to do deals without the bank. I just went through Foreclosure in January 2014 and got to learn exactly how it feels. Priceless lessons. I will be buying a fixer this year and hopefully more....Dan

Hello again family, while I'm waiting to have my meeting with my chapter 13 attorney, could anyone direct me where I can find the latest infomation on "assignments"? At one of Dean's seminars given here in Indiana some time ago I vaglly remember one of the instructors say that the way they're done now is different than when I first read Dean's book. I'm keeping a positive thought about the out come of my meeting and I want to be armed when I get the "green" light. Thanks in advance.
