i found 2 properties i think i have research the one and it is in pending statues on zillow however that is going to give me an opportunity to get in touch with the realtoes and see if they can be part of my team.
second property is out in nowhere land in 29 palms our est. is at $63000.00 zillow is at 67000 the comps range from 58 - 103 good looking house needs some yard work but pretty much just land and dirt rural environment but right off the freeway. I am now going to look at title and see if i can make an offer.

question : where can i get financing please help

good Charmaine but remember to look at comps of recently sold homes in the same range of bedrooms / baths....and get it under contract

also remember that funding will come just make sure you have a buyer

i will pm you a transaction funding company that is nationwide look at their website and short video explaining their fees and how the deal you are asking for funding matches....

You use actual sold comps (any realtor can get you those) when checking values -
1. because online sights can way off the actual values, and
2. Investors will know you don't know what you are doing when you try to give them a property and say it has a higher value than it really has.

I learned that the hard way when I went to buy a 12 pack of properties from a wholesaler who had them from another wholesaler who had both jacked up the prices and tried to give me zillow values. When my lender started running the appraisals they came in well under half the reported values and of course neither wholesaler would come down in pricing so I ended up wasting money on appraisals and since I was new at it my lender also noticed I didn't know what I was doing either, so I learned it's better to speak to a realtor yourself and get sold comps upfront so you have good numbers to go on.

I am also new at this. I went to one of deans free seminars when i was living in Colorado springs. I didnt take action because I had no money and bad credit. Then one day I found the stuff I got from that seminar and decided to try again. Now I know what i want and I will do what it takes to be successful for myself and my children. I still have no money and bad credit but I am learning how to be sucessful in my circumstances. I will reach my goals before this year is out. I will fix my credit and do my own deals before christmas. Right now I am finding properties for investors and I will use that money to eventually fund my own deals. Have you read Dean's books? If not, this is absolutely a MUST before you start "doing"!

If you HAVE read them, I recommend that you read them again. He tells you what to do in there, step by step. One of your initial steps is NOT going after funding sources.

Also, when setting your goals, be realistic. Don't set yourself up for failure and disappointment. Five wholesale deals in SoCal in the next three months when you are just starting is practically impossible. It will probably take you three months to learn what to do, when to do it and get and learn your contracts.

I am not trying to burst your bubble. Just being realistic so that you won't be disillusioned and give up.

this home is a hud home so it's sold as is. I've been inside this home it does need paint, carpet and some tlc but it's going for 55,000 and prices in the area are going for 122,000-124,000. May be worth checking out. It's a 55+ community and it's in a couldesac.

Just received this property in
Norco,ca on my way to go and see it.

Pre foreclosure have it locked up $240,000 we can buy all cash need some landscaping and a little work 3/2 we can get around to sell at around $340,000.00 easily

I like your commitment to starting anew, setting goals and making the financial progress you desire and need for yourself and children. Setting goals is extremely important for becoming successful in any endeavor in life. I started setting specific goals in my early twenties (in my sixties now) and found that whatever goals I wrote out in my journal and broke down so I knew exactly what I needed to do daily to accomplish them and followed though, I both accomplished and surpassed my goals every year.

You want to do 5 deals in the next three months. Break that down in specific activities necessary to accomplish that goal. If you are doing wholesaling and want to do 5 assignment deals for 3-5K each in the next three months than you will need to find several cash buyers by putting out 10-15 bandits signs and posting 4-5 ghost ads each weeks and returning each calls within 24 hours. You will also need to make 25 offers to find one motivated seller to come down to the price you need to get the property for so your investor/buyers will be interested. That means making 125 offers to do 5 deals in the next 3 months or approx. 10 offers a week for 12 weeks. That is 2 offers for every week day. If you follow through with that goal and make 2 offers a day you will absolutely accomplish your goal of closing 5 deals in three months. The key is to be specific, break your goals down and then follow through.

well well wel i am so exciting. got a call from a realtor last week on a foreclosed property he is not honest about the seller and hois relationship so he come to us and said we must make the offer at $240 we did and then come back to me saying he did not accept it and he will accept 250 we asked for a counter it took him 2 days to get back and then he came back at 245 and now i am asking for the sellers contract and he can not provide well well well. made another offer as well of 130 on a short sale and are waiting for the bank now i havesigned up with a title company will be looking for nods and pre foreclosures today

Keep in mind, I know what it's like to go thru a divorce, esp. with your child or children involved ~ NOT pretty. It sucks to start over with nothing, bc of it & a jealous ex or whatever. Keep us informed on your progress, though!
