WHO COULD HELP ME WITH THIS?

Hello my DG family,

There is an off market commercial property in my local market which I have cooking in my pipeline. I'm currently negotiating with the seller. I decided to start posting ghost ads of the property on craigslist tonight so I can line up buyers before I get the house under contract. The ads 6 ads I posted already were under the housing type "HOUSE"

Here is my question: Who knows under what housing type on craigslist can I post a commercial building for sale?

I would appreciate your help!

However,

It is illegal to sell something that is not yours and could get you in a heap of trouble. Put it under contract and then sell. If you don't have buyers for this commercial property already, then best to not get tangled up in it.

I am assuming you did not put the property info in your ghost ads. Just a generic
ad stating you have commercial properties available in the area? With a description like the subject property?

Also, commercial contracts and due diligence periods are not the same as residential properties in most cases.

Even though I haven' receive any calls, but when I get these calls I will let them know that the property has been sold but I have a great marketing technique of finding deals way below market value which nobody can find. I will go ahead and get their criteria so by the time I have negotiated on a good pick up wholesale price, I will now contact these buyers.

Yes, Just be careful, because the seller could still find out if they see that general information. It is a risk that you are willing to take it seems. I mean say you find a buyer, then he realizes with his due diligence that someone else owns it and contacts them and then both realize you have advertised it without being under contract.

Good job on taking action one thing Matt Larson was teaching us is have at least 20 buyers for each prop you want to wholesale AT LEAST. I honestly would stick with residential if I were you commercial is diff like Michael said, they take longer they are a diff animal.

Your choice but I also went thru my phase of jumping from res to comm & finally realized I needed to pick a swim lane & stick with that & get really good at that & res was recommended by Dean & Matt since it is easier to do than comm. Your choice but I think you will thank yourself for sticking to res.

I appreciate your advice.

Assume I find a buyer and he calls about the property. I will simply tell the buyer I'm still in the process of getting the property under contact and also exaplin my unique ability of finding great deals which no one can find in the area , I will tell buyer as soon as I get the property under contract I will now disclose address. I don't see why the buyer wouldn't be ok with this.

Trust me Tony I have learnt this in a hard way. When I first started with Dean program back in June- July 2014 I remember how I use to waste my time or the past 1 year trying to do wholesaling in like 5 other states instead of focusing 100% percent in my local area.

I contacted the seller of this subject property first on his residential property before I realized he wasn't motivated to sell the SFH. Then he referred to the commercial property and that how I picked interest in it and posted it on here.

You made a very great point and I appreciate it and that's why I have been constantly building my buyers list each day even though I don't have a deal for them.
