OfflineI spent 200 buks last month on a new list of Fresno Absentee owners. I got busy and sent out a ton of post cards already. It was discouraging, I wasn't getting many calls and I've already spent about 5 hundred buks on stamps and supplies.
Well lo and behold, I got a call Sunday from guy that inherited his Granny's house and wanted to do a quick sale. I looked it over and did the math, it was a 3/1 in a bad area and in decent shape.
I called him back and offered him 50K The after repair value is 109-114K
Seller tells me he already has an offer for 58K, I tell him, you know, I can do 60.
He then tells me he's waiting on another offer.
I sent it out to my buyers at 68K & holy crap, my buyer Seth wants it and has called me twice wanting to know when he can get it. I called the seller back today and left a message.
Seller called me back at 9:30 tonight and he's ready to do the deal..
Well, persistence pays off.
It's scary sending out hundreds of letters cuz it's so expensive, but hell,
Spending 700 buks to make 8 Grand, it's a no brainer.
Let's make some MONEY.....
