Phone calls

I think you should get on the phone and talk to people. It's more personal and you may have to talk to a few of them to get one that will work with you.

attracting agents?

thanks for your suggestion. i will try it.

What to do

You have to follow what Dean teaches. Find Keller Williams or Remax agencies since these are investor friendly agencies. Follow the script Deans provides on qualifying a agent. You might have to make many calls into you find your rock star agent.

yup agree with mb & Ray

so yes call them & be brief tho if you have spoken more than 5 minutes with an agent you have messed it up, follow the book 30 days ok, we have not mastered Dean's teachings until we are having success ok

what to do

yeah i have followed the exact script.i am from india,we dont have keller williams or remax agencies in india.till now i have called 3 agents.they asked my strategy...i said fixing and flipping....they just said i will call later and never called me back....

What to do

I'm think the stuff Dean teachers are for the real estate market in the USA. I never heard him say that he has tested markets out the US. You might have to think about doing remote investing and start looking into markets in the US to apply Dean's strategies. Again I'm not too sure but I think his straggles were meant for the US.

PROFESSIONAL REAL ESTATE INVESTOR LOOKING FOR PROPERTIES

Hi, my name is (Your Name Goes Here) and I am an investor in the local area. Due to the current economic conditions, I have decided to ramp up my existing operations. I not only represent myself, but I also have several investors in and out of the area that I help find, rehab, rent out, and manage properties. Because of the money backing me, I have set the goal to buy 100 hundred properties within the next 12-18 months. Some of these properties I will buy and hold myself, some of them I will sell to other investors and some I will buy, fix up and flip for myself. Regardless of the strategy I use on each property, I need to be very aggressive on the price I pay for the property, especially in the current market. I have not chosen a real estate agent to represent me yet. The agent that I choose cannot be afraid to offend other agents with low offers. The agent I choose also will have to be available at all times. I use several strategies to buy and sell properties quickly including making verbal offers when permitted. I will also look at a lot of properties and buy only a few. So an aggressive work schedule will be required. The upside for the agent that gets accepted will be lots of commission. We will close on properties every month. I will pull in the agent on for sale by owner deals. At times I will write additional commission into the contract when we ramp up to full speed. All that aside,I am a professional and I expect to work with a professional. I want to make money and I want the agent to make money. Here is the type of properties I am looking to buy:

This is the criteria where you put your buyers criteria in below like what zip code your buyers are buying in and how many bed/baths, etc....and what you see below is just an example of what my buyers criteria is!. If you need any further explanation of the email please feel free to reply or pm me over at DG.com or facebook even if you have on...www.facebook.com/bandit388

I think I am through...

Guys,
At last....I have used matt's script with an Indian mindset and found 1 agent....hope things will go as in 30 days real estate. ..

There are no investor friendly agents

There are only self interest agents! You must offer to sign a buyer's agent agreement to have them take a chance on you.

What you have to realize is that agents are not interested in buyers. Buyers are a dime a dozen, and by buyers I mean anyone who says they'd like to buy. 'Buy' does not necessary mean they can or even will buy. Therefore, all agents are trained to pursue owners who want to list their property for sale. They may talk to buyers and even show them some properties but underlying it all is the fact that they're more interested in seeing if these buyers or their family/friends have anything to sell either now or in the future. It's called networking with many people as possible. Once a property is listed, the listing agent is pretty much assured to get paid when sold by either himself or some other agent.

So you see, without an assurance your chances of an agent taking you seriously is next to nil. Next time offer to sign a buyer's agreement and see the magic of the power of the purse kick into full gear.
