I've been trying to avoid it, but it seems like it has become the unavoidable...complacency. I've just gotten into a rut and can't seem to pull myself out of it. I've done no biddings, or phone calls to sellers in about a two(2) weeks now. I've just had this feeling of BLAH hanging over me all of a sudden. I guess I should've been had my @zz in some real estate club with other like-minded investors to help keep me motivated. Monday I guess I'll start calling FSBO's and going to banks and getting REO's. Not going to use the agent I started off with anymore. I guess i wasn't moving fast enough for him(oh well). Starting over isn't such a bad thing, at least now I'm a bit more seasoned;). Who would've known that people would be so self-centered about working with others to make a profit in this business? One thing's for sure though, when I finally make it big in RE I won't be taking on any partners afterwards.

Snap Out of IT!!!!!! It's a NEW DAY......Start over! Who is anyone to judge you? This is just a process that happens when you are close to greatness, succeeding. A viscious circle of destruction! Recognize it for what it is! Accept that you make decisions that result in things that we don't like in the end. And keep moving forward. This is what makes the difference between success and failure. Sometimes we allow the cirmstances to suppress us. The key is not to get comfortable. Changing a habit that has kept us in a cycle of failure is not a easy process. These are skills that needs daily, maybe even constant evaluation and developement. People are not always compassionate. Especially when they are stuck in a trap themselves. They want the company. Well Max, you can't visit them any more. Walk away and find a more supportive surrounding. Go places where successful people go, do the things that successful people do, talk the way that successful people talk. Just the same as negativety reflects on you, positivety does the same. Visualize yourself already there! Start again! How ever many times it takes to begin. There is no rule to say when the time is up. Everyday you wake up, God gives you the opportunity to live, to breathe and to think possibility, to have hope! I ask, WHO has more authority over him? The good out weighs the bad. This is the time to be child like. A child could care less when it comes to what it is they want. They will do what ever it takes to get what they want. They don't understand no. They just keep trying from all angles until they succeed. This is where we have to go with this opportunity. This is your life fight! Do what ever it takes how ever long it takes. Everyone arrives to there destiny right on time at their own pace. Just step back and regroup, make a plan follow thru. Don't you dare allow this to happen to you. Complacent, no way! While I have not suffered form the complacency you are feeling, I have certainly found my momentum waxing and waning.. partly owing to my willingness to take only certain risks; we're holding our own. I suppose we could stop now. . . . .our lives have already been changed forever. But, I just know in my heart that in some form or another I will always be dealing in real estate for as long as I live.
I am currently looking, searching, investigating newer, smarter efforts and refining my focus from the one distressed property every few months, to finding better properties and seeking out the rare bird who just wants out of a property.

First you should know that we love you and care about all our DG family. Lubertha and Corbin has laid it out on the line about what could happen when we are not taking action. You need to dust yourself off and start that race again, remember we will pick you up, but we cannot make you run. That is your decision, your life, your future and if you want it that bad, your success. Everything we do in life depends on preparation. Are you preparing or making excuses as a form of justification. You got up today, opened your eyes, saw the sun, throw your legs off the bed and stood up. We've ALL been there. Don't let those fools take the air out of your sails. Come to the site and let other DG family members help you through it. That's what we're here for! I don't have any support where I'm at either. I have to do it all by myself, so when I get overwhelmed and feel like giving up I come here and let my family give me the inspiration I need. I listen to the previous calls audios, or Dean's blogs, or I post information to help others, I read books, I try to keep my mindset focused on the target ahead. Guard your mind, that's key. There's 95% of naysayers hovering around waiting to burst your bubble, just don't give them the power, they're ignorant you're NOT. Stay the course and you too will show them it CAN be done!

Mix it up... target a new investing area... even if it is 50 miles away. Things are tightening up in some areas. In some areas banks are trying to do a short squeeze of shorts to drive up prices. This is a good thing if you have deals you are unloading now, but acquiring, not so good.
Realize that it is all highly variable, not just in each city, but every part of each city or town. You might have to grind it out in area A, while things just are a lot easier in area B.
You might just have a tougher area in terms of competition and general demand. If you get a deal going, even if it isn't doesn't bank much, picking a low lying fruit can really get you motivated to grind out the tougher deals/areas.
The core to our strategy is taking advantage of opportunity where no one else is. If you have a bunch of competition that has connections, deep pockets and credit, you have to grind it out since the playing field isn't level. REI is no different than any business. If you want to create a new soda in your basement you got to work really hard to try to compete with Coke or Pepsi. So, go to a space where there isn't the competition - like a new type of drink that isn't a soda, energy or sports drink. With REI - try a new space if you have players in your target market. This could mean targeting a different city/town, or even trying something different all together like Probate.
Just stay focused, mix it up - if you are forcing it and just spinning your wheels you are bound to get complacent. If one thing isn't working, try another, and don't rely on anyone to take you along for the ride with them. It makes life easier for sure, just don't count on it. Blaze your own trail when there isn't one for already for you.
And hey, it is easy to get FSBO hooks in the water. Since it is all much more informal, find the motivated sellers online (been trying to sell for a long time), plug it into our TotalView system (www.totalviewrealestate.com), cut the comps by 20,35, or 45% (depending on how active properties are selling / avg days on market), and send them a standard email explaining you are a wholesale investor, you buy and sell houses sight unseen, explain everything - and send them out with what you can afford to offer them. In all, you can get hooks in the water for about 5-10 minutes per property. Some nibble, some bite... reel in the good deals.
Think, if you finally got a deal lined up from just one after sending out 300 informal offers, that's around 40 hours of work doing it like that. Not bad really...
So throw a bunch of hooks in the water, in your city, the next city over, rural towns, even the next state over... just a blanket approach and you'll find out faster where the best fishing holes are for an investor.
It's said that this is one of the best places to get/keep motivated and of course, it most certainly is. Even if my immediate surroundings are 95% negative about my quests in REI I can always come back to where it's 110% positive and uplifting. Again I thank all of you for the support and encouragement.
