Wow, there is a lot on your mind. Your a lot like me. My mind works at a thousand miles an hour, and I always try to grab an idea to fly with.
It does sound like you have a lot on your plate, and to get into real estate, it takes a commitment. Even if you only commit to 30 minutes a day, that 30 minutes needs to be a dedication. Lock yourself in an office, turn off the tv. Have your husband babysit for you. Real Estate takes focus and although it's a lot of fun, it's not always easy.

Reading the books and taking it one step at a time?...I'm at the same point as you are. I lost my motivation cause i ran into some roadblocks but i'm hoping that the vacation i'm taking this week and going over the books will help me get started again and stick to it regardless of the setbacks...One thing you can look into are real estate groups in your area (use google), then sign up, attend, meet and greet, see who is willing, and get connected...have a realtor mail you his listings of properties with your criteria and go from there.
Needs some serious motivation...Should i contact agents with short sales or the sellers themselves, Have the address but only agent's number.

Maybe you can rent your home to cover your mortgage and get a possible cash flow monthly until the market goes up to what you purchased it for. And then sell. Or maybe you can refinance with a lower interest rate. Just some thoughts. Continued sccess...........Lubertha

Let me run this by every one and see what you think.I purchesed a rehab 3 years ago and spent aproxmatly 20k to fix it up I gave 90k for the property after finishing the rehab I put it on the market for 160k I have lived in the property for three years.The property has been on the market now for a year with no takers.My Idea is this to try to locate another property that I can get on a LO and then put this property up for sale on a LO In order to move it quickly.I would like feed back on this.

What are the comps (agent listings and FSBOs) selling for around your property? Note: use properties within a 0.25 mile up to 1.0 mile of your subdivision where you house is located unless you live on couple of acres. You can do a LO on you property. Qualify the potential tenants who will lease option your property.

This is a 5 acre property I ran it threw total view real estate its located out of town 3 miles the high value is 168k low is 160k. As for comps there has been nothing sell in the emediate area in the last 6 months. Dose this answer your questions.

Yes, with large acreage properties you're attracting a different buyer/leaser. Can property you have support live stock or horses? Is there a barn or stall structure on the property? Are there any farms nearby your property?

It is horse property. It dose have barn and other out buildings It is listed on DG property for sale With compleat description. It is all farm property around me.

I believe that LO is an acronym for "Lease Option". I'm assuming that you have Dean's book or books. I found that the best way to start this whole process was to read through his entire book or books and from there you will have a much better basic understanding of terms used in realestate. I don't want to give away what I think the definition of LO means...because knoweone could explain it better than Dean. I believe that the term is in the back of his book called "How to become a Realestate Millionaire". Good Luck!
