Dean lit the fire! On 10-11-08

Goal#1: 5 houses a year 10,000-20,000 profit per house (part time)

Goal#2: After goal one quit job at body shop after 30 years

Goal#3: flip houses full /part time 10 houses a year 10,000-20,000 profit per house

Goal#4: Fly my plane all over the us and Canada/ lots of family time!

First Year in review (after buying book)

First flip 20,000 profit

Second flip renting and cash out loan 30,000

Third flip 7,000 profit (but helped young family get a great house)

#4 Working with bank now for no money down loan on a two family rental that will have great positive cash flow, may hold or sell for profit?

Always looking for # five

I can finally see the way out of my all day long job!

Bank moving S L O W

Almost completed a no money down deal but when the bank learned I was walking away 30,000 every thing slowed down to a crawl,deal has been in the works for two months now. Could use a extra prayer or two. Thanks PJ

I made Lots of offers but No houses!

I've made offers on many homes in the last few months, And I started Thinking maybe its just a bad time or I should just hold off, Than It dawned on me Im moving I'm not just sitting watching the deals go by. If I keep on this course I will find the next deal. The Numbers have to work or I have to walk away.
One good home with good numbers brings profit! My rule # one is, (Never buy The Wrong House!) The wrong house being 1. paid to much 2.Thought it was worth more 3.under estamated repairs 4.wrong location

I now realize because I do my home work when I make the next deal it will be profitable. And Im learning a lot on the journy!.

Very close to Deal #4
2 family reo, good location, tax ass value 140,000 asking price 44,900 offered 37,000,verbal commitment, waiting for documents. True value about 100,000 when fixed

also from post 9-18-09(bank moving slow) I did after 3 months get a 30 year fixed at 6.25 on deal #3 and walked away with all I invested plus $28,000.I also have it rented with 100+ cash flow.

NOTES had to try other lenders, and keep on trying. There many people in my area doing this, my area is at bottom or close to it. There about10 new foreclosure a day its wild fun.

Glad to hear about your progress Pastor Joe. It's great to hear about other's deals. Good luck to you on the rest of them. And you are right; the numbers have to work out in the end and I believe they do. Keep at it.
