11/03/2009 -- This is the beginning of my journal entries. I purchased Dean's books in October 2009 and I have been reading them and the remarks in the forums to learn as much as possible.

Administrative Actions Taken:

1) Created flyers to attract real estate agents and loan officers.

2) Reviewed Dean's contracts and learned which contracts should be used for specific deal types.

3) Concentrated on the assignment contract deals in Dean's books and the forums to gain a knowledge base to be able to make a deal with the seller.

Administrative Actions Needed:

1) Interview Realtors, loan officers, home inspectors and appraisers and determine fees.

2) Contact and interview real estate attorneys/prepaid attorney and determine fees.

3) Contact and create end buyers (investors) list

4) Create web site.

5) Learn the formula to determine profit margin for purchase and assignment to end buyer.

DEAL ACTIONS TO BE TAKEN:

1) Search for FSBO properties and motivated sellers.

2) Get realtor to search MLS for properties listed below FMV, motivated sellers and get realtor to prepare CMAs on at least 20 properties.

3) Make appointments to see properties and talk to sellers (if possible) and be prepared to lock up property with purchase contract and disclosure statement.

4) Once seller accepts purchase contract, contact end buyer and effectuate the assignment contract and confidentiality agreement prior to releasing any information about the sale property.

5) Get paid from the assignment buyer at the time the assignment contract is effectuated. FIRST DEAL DONE!

GOALS:

1) Complete all administrative actions (except create website) by COB November 14, 2009.

2) Complete all property searches and obtain the CMAs on at least 20 properties by COB November 21, 2009.

3) Make appointments with sellers and view properties and lock up property with contract on at least one property by COB November 30, 2009.

4) Once seller accepts purchase contract, contact cash assignment buyer to effectuate the assignment contract and the confidentiality agreement before releasing any property information to the assignment buyer. Get paid. FIRST DEAL COMPLETED!! Smiling

Well, there were many life events that that took me away from the business initially; my three brothers passed, I had 2 surgeries and other illness. However, I was already discouraged because I couldn't seem to make anything happen. So when all the life stuff happened it allowed me to easily use those events as reasons for why I could no longer work the business.

I'm happy that I made the decision to get back on the horse. I'm ready to rock and roll now!

Man you had some even more heavy events that prevented you from moving forward so yea hats off for going forward. Yea we SHOULD HAVE not let those things stop us but we cant go back only make the rest of our lives the best of our lives.

Verna's Journal Update - 09/02/2014

Hello DG Family!! I'm back to let you know how things have been going since I posted my return to the business. I am excited that I feel this time I can really make things happen.

When I decided to return to the business I contacted someone who I met on this site, who was also a newbie. I asked him if you would like to partner up with me and he agreed. It was easy because we had become friends and attempted to do something together a few years back but nothing came of it. My partnering up with him allowed me to take the stress off a bit because he was willing to share his buyers list with me and I agreed to split 50/50 if I completed any deals using buyers from his list. So, I am in the process of contacting buyers from his list (he hasn't done that for all of them yet) and waiting to see if I get a bite from any of them.

While waiting for responses from his buyers list I have also begun to create my own buyers list. I initially posted ghosts ads on Craigslist on August 31, 2014 and as of today September 2, 2014 I now have 4 buyers of my own. To top that, I am now in the process of looking for deals for 3 of the 4 cash buyers!!!!!!! One of the buyers said he would like to do some joint ventures with me. So I am starting my work to find some good deals for my buyers.

I have also sent out some direct mail letters to some potential buyers and also to absentee home owners. Waiting for responses or elasped time before I send out follow up postcards.

I have submitted my application to obtain my LLC and have received my EIN. And I joined Insiders Elite and have gained a lot of information from it. Unfortunately, I'm not in the position to participate in all aspects of the site because of the costs, but hopefully soon, I will be.

I had set a goal for making at least one deal (my first) by the close of September. So, wish me well and say lots of prayers for me!
