John and I have been trying to get our business off the ground for over a year. We joined Armando's training course and found that it was irrelevant to the current economy. With bad credit and no money we have floundered for a year. We ordered and received Profit from Real Estate Right Now sometime in October. I'm the reader in the family but not such a fast one. I finished the book in February. It really excited me and I passed on the info to John. We have everything in order except the realtor, who we are meeting with on Saturday 3/20/10. She seams to be the classic "A" personality and has been in real estate for 32 years. I hope she is a winner. My only issue is that I am not confident enough to determine the FMV of houses in my area. I use TotalView but I'm still nervous. We joined Dean's Success Academy on 2/1/10 and I am about a third of the way through the training. I have to get my butt in gear and get it done. Anyone reading this, feel free to give me a kick in the butt! I'm very motivated but have become debilitated by having no money for over 3 years now. I guess I'm feeling a little beaten by creditors. We have over 600K in debt to pay off at this point so I have to get rolling now!
I'm not sure if this is my journal or my venting board. LOL

I understand were your are coming from, But you did the right thing by joining the success academy, The reason I said read my journal I think we have a lot in common. I hope it will give you some good in site. If you have any questions Please ask. And I promise you the coaches at the success academy are GREAT, I still use them today.

I faxed out Matt Larson's realtor letter to many agencies and got the response we needed. A woman named JoAnn called and told me she was the realtor I was looking for so we met with her last Saturday 3/20/10 and we were pleasantly surprised when she told us that her and Paul would be our team. Paul is very interested in Investing and JoAnn has 32 years experience. We are heading out tomorrow to look at some properties that they have picked. I'm the spreadsheet queen and I have been cataloging the properties that I like for over a year now. It's a great way to look back and see the evolution of a property for sale. I sent a modified version of my monster spreadsheet to them and they have sifted through with their superior experience in real estate.
MY GOAL: To make 2-3 offers in the next week.

We had an offer accepted for a rehab. We went into contact and after reading previous inspection report we pulled out and lowered the offer. We were using a hard money lender and had stop the process while we were re-submitting an offer. The bank accepted the new offer and decided to stick to the original closing date. Our hard money lender couldn't make that date so they wanted to kill the deal. Our attorney found us an investor to wholesale the deal to. We close on September 29th.
This is an REO that has been vacant for 1 year.
Original Deal:
contract price 193,000
Repairs: 75,000
ARV: 415,000
Holding costs and lender fees: 72,000
Our profit: 75,000
We are getting 10K finders fee from the investor that is taking the deal for doing almost nothing!
Now we can say we did a deal and pay of Dean's academy! WIN!!!
