Back Against the Wall

So here it is, all or nothing, back against the wall... what do you do?! Most people do nothing but complain and blame everyone else for their problems, but a small percentage of people do whatever they have to in order to change their situation. I happen to be part of that small percentage and FAILURE ISN'T A OPTION. The thought of failure doesn't even process with me. I can see it now, waking up in my beautiful mansion and driving my Lamborghini to the headquarters of my business empire, which began as Real Estate but has expanded and now includes Franchises, Sports/Training Facilities, Hotels, Fashion, and Music. I have set up my closest relatives and friends with businesses of their own and I now am able to buy my mother whatever she desires.

All thats good but its just a dream, every one dreams. Everyone thinks their going to be rich and have all these things but there not willing to sacrifice and put in the blood, sweat and tears. I'm willing to make these sacrifices and give everything I have in order to reach my goals. Right now my backs against the wall. I'm a unemployed college student and I'm stressing my mother out with tuition. I am anxious to get my first deal done so that I can purchase a vehicle and pay for my school so that my mother doesn't have to stress anymore. I'm taking the first session of summer classes but I can't afford to take the second session but if I can get at least one deal done I would be able to pay for this and become one step closer to earning my degree!

So I started my journal so that everyone could take the journey to financial freedom with me. I joined the Real Estate Success Academy about a month ago and I managed to build a buyers list of about 10 and find 3 agents who I am working with but none who are really the hungry agent I'm searching for, but they'll do for now. With summer classes not beginning for another week and no job I can dedicate all my time to Real Estate. So strap on ya seatbelts and enjoy the ride!!

Just finished watching all the Edge videos and all I can say is ...... WOW !!!!!!!!!! There's SOOO much useful information and great speakers and I learned a little bit from each person but Matt Larson was UNBELIEVABLE, he answered all my questions about finding a agent and how he gets his properties for so cheap it was just mind blowing. So now I'm going to create my action plan and my goals for the rest of the night and I'm going full speed starting tomorrow. WIth this new knowledge combined with the Success Academy and the Set for Life program I have no choice but to succeed...

For the insight on The Edge. I went to Century One this morning and got a listing of all the REO's and such about 100 or more ranging from 28,000 to 900,000 ghettos to Private Communities High end is in a gated community similar houses in the same community are appraised at 1.5 to 2 mill. Asking is 800,000 Not competent yet to make a move but if you are interested let me know. Look into Skype. Maybe we could speak directly. If interested I could fax you the pages.

I took a look at one of the reo's today apt. 2 bdrm 1.5 bath In Kahului town across the street from the harbor right next door to major shopping Mall, well across the hi-way. Maui Community College a walk through the back gate. asking is 28,000 Hud approved at 1,300 per month,Swimming pool and BBQ area, also volleyball court (sand) Sold originally 1976 at 60,000. 2002 real estate boomed and they were listing between 175,000-225,000. This maybe my first endeavor. Great rental for college student. Included is flood insurance, trash, electric, and cable and internet. Lots of absentee owners. In fact the owner of this unit lives in Deer Park California. I'll be trying to call him personally. Century 21 has the Exclusive Right to List but the Agent said they will work with me all the way, my way. Well, I have a list of 102 total bank owned and that's just with C 21. Also, looking in areas that have great vacation rental potential. 1,000 per night with 1 week min. In Dean's first book he mentions the area, Kaanapali, Whalers Village. Did some work on Garth Brooks home two years ago violating my work limitations for the Mercedes Golf tournament. It may have been the Seniors skin. Anyway his house was on the 4th fairway and the TV remote faced his house. Also so Napili is right down the road and about ten years ago I worked on Magic J's house. As I said previously I'd be more than grateful if we could find a synergistic relationship for these purposes. I know the Area, Attorneys, and a few Brokers. But more importantly I have a knack of getting the most out of any deal with a win win for all parties.

I just received my Edge Videos too but have not been able to watch them yet. I'm going to start in just a minute. I'm gonna pop some popcorn first because I think I'm in for a real treat. I've heard so many good things about the videos so I can't wait to see them and take notes. I must say I am thoroughly impressed with all you've done and continue to do. I'm sure you get discouraged at times, like when you called 500 FSBO's with no results. Ouch! I don't know what I would have done. But you pressed on anyway. I can't wait till you make your first deal and we can all celebrate with you. Please keep us posted and thanks for the earlier update about the guy with 80 properties. Oh well, pooh happens but you keep pressin' on! Good luck!

Thanks for the encouraging words! The Edge was AMAZING its so much knowledge there and can easily become overwhelming. About the FSBO's, you live and you learn. I was going about it the wrong way, send emails for one I have found to get a low response rate and on top of that I wasn't building any kind of rapport with the sellers I was pretty much just low balling everyone. So valuable lessons were learned that I haven't could have learned if I wasn't taking action but NOTHING is getting in between be and my goals.... I'll be sure to keep everyone posted

More and more good news,

More and more good news, getting closer and closer to that deal....

- My business cards came and they look great !

- Started putting up my flyers advertising for motivated sellers

- Took Matt's advice on finding a agent and met with a woman who works for Keller Williams. I met with her and her partner. They gave me a lot of info on the Boston market and they attend REI meetings so there investor friendly. I told them I was trying to buy fix and sell ( thats what matt suggested) and after I told them I didn't have money they said working with a partner w/ money would probably be the best option if I would agree to do all the leg work. Overall the meeting went well, I learned a lot they are both great agents but I wouldn't say "rockstar" but I plan on keeping in touch

Craigslist !!!

I've had the most success on craigslist....

I contacted a "We Buy Homes" ad and I contacted the woman asking her if she would be willing to partner on deals. She had a website linked to her emails and I visited the site and it was a real estate investor networking site. Shortly after people began welcoming me and one guy from Florida sent me information on a free seminar he had with a investing group he works with in Florida.

Shortly after that I spoke on the phone with the woman and she told me about her experiences investing and told me if I needed anything she would help me. She also told me if I find a property and cant find a end buyer she would partner and see if any of her buyers were interested. Then she began telling me about some investors she works with in Florida and come to find out it was the same one the guy was telling me about. So I have all the information I just have to research the company and make sure its legit and speak with the people who are going to be running the event. If everything works out, I'll be in Florida the end of October networking, learning, and possibly joining a team of experienced investors.

"Rockstar" agent ???

Boy I love Craigslist...

I saw a ad on craigslist that said that this particular person had access to homes not listed on the MLS.

I called and found out the guys name is Dan and he began telling me about the properties he had access to, come to find out hes a agent. The thing is he has several properties of his own that are currently cash flowing and he has one commercial property. He's been investing for a while but got his real estate license last year to get more access.(ex. MLS) He told me he comes across potential investments frequently and I told him I was always looking for properties and to send me stuff he gets that he doesn't take for himself.

From there he followed up very quickly with a multi-family property that had expired. Owner owns it free and clear and has been trying to sell it for two years.First with a agent, and now on his own. The thing is he wants a ridiculous price which is why it hasn't sold but Dan said he's a great negotiator and multi-familiy properties have been selling in the area for much cheaper. He asked me if I wanted to see it and after speaking with the Success Academy I think its a good move. Even if I don't get it under contract at least I'll get some experience negotiating and making offers. So I told Dan to set up
for early next week.

I told Dan to send me some more properties and he send me three more right away and I have to look over them. Dan definitely has "rockstar" written all over him but we'll just see how things play out. So I'm going to see the mult-family next week and if I like any of the other 3 homes I'll go see those also.

Dean's Events

I got a letter in the mail, a invite to a pre-auction 30 minutes outside of Boston that is limited to 100 people. It was sent from Dean and the Success Academy. Its free and they are giving away free digital cameras which is a plus because I need one ! lol I never been to a auction so I'm excited. But what I am most excited about is who will be there.... CASH BUYERS !!!! I got my business cards so I plan on networking like crazy !

I saw one of Deans infomercials on tv promoting free event he was having throughout New England to teach people about real estate. He's giving away some of his books but I'm going mainly to network, I might even meet some fellow DGers!Dean won't be teaching at the event however....

I'm really enjoying the whole real estate thing and im not even making any money.... YET!

New Contact

Decided to walk a couple train stops from work to put up some flyers... I passed a agency and when inside just to give the agent one of my business cards, we talked business for about 20 mins and he has a couple of properties that he want me to see if I can find buyers for.

Building my team !

Emailed Dan and told him I wanted to see two properties he sent me. He was out of town so he matched me up with his partner Karen. We talked and she also invests and was telling me how she started partnering with investors with money and doing all the leg work so she understood everything I was trying to do.

We met up the next day and went to see 3 properites ! First time I inspected a house so I was excited... First one was a beautiful fsbo duplex, second was a REO duplex, and the last one was a single listed with a agent that needed major rehab. Karen is great, Dan is great so after what seems like forever I have finally found my agents. On top of that Karen is also a attorney so she can handle all my closings. I probably wont act on the short sale because of time but Im going to get the comps for the duplex and single family and see what I can offer so my buyers would be interested.

Im also going to my first auction tomorrow which means more networking and more cash buyers ! i set a date of 30 days a few weeks back to get my first deal under contract so theres no time to waste !
