So here it is, all or nothing, back against the wall... what do you do?! Most people do nothing but complain and blame everyone else for their problems, but a small percentage of people do whatever they have to in order to change their situation. I happen to be part of that small percentage and FAILURE ISN'T A OPTION. The thought of failure doesn't even process with me. I can see it now, waking up in my beautiful mansion and driving my Lamborghini to the headquarters of my business empire, which began as Real Estate but has expanded and now includes Franchises, Sports/Training Facilities, Hotels, Fashion, and Music. I have set up my closest relatives and friends with businesses of their own and I now am able to buy my mother whatever she desires.
All thats good but its just a dream, every one dreams. Everyone thinks their going to be rich and have all these things but there not willing to sacrifice and put in the blood, sweat and tears. I'm willing to make these sacrifices and give everything I have in order to reach my goals. Right now my backs against the wall. I'm a unemployed college student and I'm stressing my mother out with tuition. I am anxious to get my first deal done so that I can purchase a vehicle and pay for my school so that my mother doesn't have to stress anymore. I'm taking the first session of summer classes but I can't afford to take the second session but if I can get at least one deal done I would be able to pay for this and become one step closer to earning my degree!
So I started my journal so that everyone could take the journey to financial freedom with me. I joined the Real Estate Success Academy about a month ago and I managed to build a buyers list of about 10 and find 3 agents who I am working with but none who are really the hungry agent I'm searching for, but they'll do for now. With summer classes not beginning for another week and no job I can dedicate all my time to Real Estate. So strap on ya seatbelts and enjoy the ride!!

Great job. Its amazing what gets done when you feel your backs against the wall. As you become more successful always keep the feeling of your backs against the wall it will carry you through the hardest and darkest times in your life. (A key to life at such a young age.)
As far as the multi units. You found investors for your single home buyers list. Muti task create a buyers list for multi's. Cash flow determines the value. I noticed you passed on a muti because the asking price was more than the cash flow. You will learn to make deals they don't just show up. That deal is called value added. Meaning it needed more tenants to create a higher value.If you put the tenants in you make more money. You can make tons of money with these types of deals. And you create a stonger buyers list because people who rent want to own. As Dean puts it the more people you help the more money you make. Your shooting fish in your own barrel

I haven't posted in a while I lost sight of my goal for a while but I'm back on track stronger than ever ! Where should I start ????
Well when I first came back home to Boston late July I was still contacting home owners online, HUNDREDS, but none of them were motivated to the point where they would sell at a price where I could wholesale. On top of that I still didnt have a go-to agent and I didn't have earnest money. Me and a friend of mine decided we would each save $500 each and when I went back to school I would have $1,000 in earnest money to deposit for a REO so my main goal when I got home was to find a job.
I got home the last week of July and school starts back August 23rd so the only problem I had was trying to find a job on such short notice. Luckily the day I got home and I was calling my boys to tell them I was back, without even asking my friend Jason told me I could come work at his job for the time I was here to get some extra cash.The good news is I got hired on the spot.... the bad news is its a telemarketing job ! lol We have to raise money for the political campaigns and I hate it but I have to do what I have to do. We get paid every week and you can work up to 40 hours and come in whenever you want. The bad news is if your not making any money they send you home. I got sent home like every day the first 2 and a half weeks but I got the hang of it now.
Anyways.... my financial aid came back and they were asking for a whole bunch of money and me and my mother didn't understand. Come to find out my mother made a mistake on the financial aid stating she made more money than she actually did so they gave me less money. We couldn't afford the payments so I tried to take out a loan and got denied and by the time she got approved my classes had gotten dropped and when I went to re-register they were closed. Most people would think this is a bad thing but I believe everything happens for a reason....
I ordered the set for life system because I know Dean always delivers on his word ( I went through SO MUCH to get it but thats another story lol) and I truly do believe its the piece I been missing, its a amazing system. Boston is my hometown, I spent my whole life here, I know the bad neighborhoods, the good ones, I know how to get around so I believe I'm back in Boston for a reason, I believe I'm meant to get things started here first and then go elsewhere. I plan on getting at least 3 deals done in the 3 months I'm here and then I'm planning on going back to school in NC. hopefully I can buy a car and if not all pay for the majority of my tuition and then get things established in NC. I have two friends interested in the real estate so when I get things established in Boston I'm going to have them run things here while I set things up in NC. Everything's going to work out I can feel it ! With the help of the of the Set for Life System, heres my plan for the next two weeks

This is a little off topic but my cell phone got cut off and before I went to get it turned back on I realized its one of the best things that happened to me. The bad thing about being home is I have plenty of distractions here which is the reason I left in the first place. But without a cell phone no one can get in contact with me. I don't want to hang out, go to and clubs, I cut off all the girls, i cut off everything, its just work and real estate. I want it SO BAD !!! and I WILL reach my goals and I won't let ANYONE get in between my goals. But anyways thats all for now this is a pretty long post but I'll keep you guys updated !

My Boston Real Estate Agent quest has began....
I sent out a email to 5 agencies inquiring about investor friendly, open minded, aggressive agents. We'll see what happens. I also plan on taking it one day at a time and tackling a couple tasks per day. Tomorrow I plan on buying me a business phone ( I don't need a personal phone at this moment) and setting up my website and squeeze pages. Work in the am so I'm about to catch some ZzzzzZZZzZz

Unfortunately the store where I was going to get my phone is closed Sundays so I wasn't able to buy me a phone or set up my website. Reason I didn't set up my website because I want to put my phone number in the auto responder in case people want to call me directly if they want. So I plan on taking care of both of those things tomorrow.
Two agent also responded to my inquiries by email and a total of 5 investors responded to the ghost add so I'm going to follow up with all these people tomorrow. I might choose to take the day off tomorrow if so I'm going to see if I can meet with at least one of the agents to really get the ball rolling....

I received your info several months ago and have since lost it out of my contacts list as my phone was replaced. Can you send it again? I ran out of time on the 2 houses I had working. Long stories and I even accrued debt through it all. My debt consists of appraisal, and inspection fees.It's obvious that I didn't do something right. I would like to tell the whole story so everyone that reads this will learn what not to do. I'm back to penny less broke, and I really need to pay some bills before I end up homeless again....sheesh!!

I just got through reading all of your journal from beginning to end. I loved it! It was like reading a great story. I was on pins and needles waiting to see what would happen with the guy who was getting divorced and had 80 properties to sell. You must tell us what happened. I know you moved but is that the only reason things didn't work out with him? I really thought that would be your big break. Do tell what happened!

Well I was suppose to partner with some one from NC I met on DG about the property but it didnt work out ( i dont want to go into detail) so I decided to bird dog the property. I contacted some people on my buyers list and one guy in particular was very interested. They tell you to get paperwork filled out first before you give the address to a property your birddogging but I found out from experience its very hard to get investors to do that up front so after talking with the investor i felt comfortable just giving him the address. I told him to keep me posted on any progress he made with the buyer he said okay and that was that.
About 3 weeks later when I was back in Boston the guy called me, I had missed the call but he left me a message saying that he had the property under contract and wanted to discuss some further things with me. I was SOOOO EXCITED. I'm thinking FINALLY MY FIRST REAL ESTATE CHECK! he told me he took care of his bird dogs when I first began talking to him so I was thinking I would get maybe some where around 1,000 dollars.
I called him back and he told me that the guy didn't own the property and that he had given him 2,000 earnest money and now he couldn't get in contact with the guy. He told me he was discussing some things with his lawyer and that I was partially responsible since I introduced him to the guy. He said he needed all the information I had for the guy. By this time I'm scared out of my mind but I told him okay and that I would give him a call later that night.
I immediately called the Success Academy and told them about the situation and they told me I could not be held accountable for anything since my only job was introducing the two and nothing else. I was relieved and I called the guy back that night and told him everything. How I met the guy on craigslist and he told me he was going through a divorce etc. He told me that he appreciated me calling him back and it was pretty much his fault because he made some rookie mistakes and didn't do his proper homework. I thought he wouldn't want to deal with me anymore but he told me to bring him some good deals when I got back to NC and thats the last I heard from him.
MORAL OF THE STORY :
There are some dishonest people out there and scams do exist in the real estate world so BE CAREFUL and make sure you do ALL of your homework.

After literally searching the whole day for a phone I finally found one so I got that out of the way. I didn't set up my site because it costs but I did set up my squeeze page which is all I really need right now. Once the leads start coming in I'll pay the monthly fee for the site.

Called one of the agents William who emailed me back, he was a typical agent. When I told him what I was trying to do he said he needed to be sure his time wasn't going to be wasted and he wasn't familiar with what I was trying to do so he didnt think he could help me. Definitely not a fit, if your not willing to take a risk your not willing to reap the wonderful rewards ! His loss....
Got prices on business cards and and flyers. Going to purchase them Friday. My next task is to record videos to drive traffic to my squeeze page and start generating some leads !

Got a phone call this morning 7am HSTime From none other than the Success Academy. I did leave a messege after my conversation with Mr. Paul Phipps.He stated, saying that there will be a spot open for me in 2 moths. He made me feel Welcomed and I felt rejuvenated again to new heights. Will be starting my micro enterprise class tomorrow. 6:oopm-9:00pm for the next two months. Tomorrow is called the Bankers nite as representatives from the Major Branches will be the to introduce themselves and encourage the students. Another great leveraged resource for networking. I now officially take back what I said in my previous comment. Looks like commenting to Rina brought me some good Karma. LOL

Congrats on coming back Michael, but a few things in regard to your speech with William;
1. Him telling you he wasn't sure and that he didn't want to waste his time is the most straight forward answer you could receive. He was being honest with you, and for that you might want to keep him in mind in the future if needed. At least you know where he stands. My first question would have been "how long have you been doing this and how many deals have you closed???" My reaction to your answers would have been just about the same.
2. Again he was honest that he wasn't familiar with it. Keep that in mind with an agent that doesn't know what they're doing but is willing to go gung ho; you both might be spinning your wheels and once he feels his time could be spent with a more secure client, you're gone.
3. The reason why most realtors don't like to take 'risks' with newbie investors is because alot of time is wasted initially and time is one thing we can never get back. We're generally ****ed when a deal falls through with a client who is qualified for a certain house. How much more do you think we are when its with a client who can't find a qualified buyer who promises the world and untold riches and wealth and golden eggs and exotic trips???
4. His loss??? Strongly assume he's making money. Without you. Who's losing right now???
Like I said before, keep your head up, stay focused, and work smart. Smart. i strongly suggest you keep William around in the case things start working for you because while alot of people don't need realtors and you may not as well, keep in mind lots of us have contacts. Contacts that can make your life easier and less complicated.

I dont like William... it was just the vibe I got from just talking to him, he's about his money and I respect that but I need some one who is open minded not stuck in his ways. He probably is making money but I strongly believe he could be making a lot more if he worked with me but those type of realtors are a dime a dozen so Im not really worried. But I'm not relying on a realtor as I was before. Im back in my hometown, so im more comfortable here, I can get around etc. ...

Got some good results from the ghost adds I posted... three different cash buyers contacted who worked with different real estate companies. I followed up with two of them the first one Hughie, works with a company that deals only with shortsales. He told me all about his business and we agreed to stay in touch.
The second guy William is from Boston but moved somewhere else ( i forget where) and caught the real estate bug and then moved back home. He's doing the same thing I'm trying to do, working with distressed sellers to create win win situations. He's just now getting his business off the ground and he told me he's in the process of building his team (realtors, attorneys etc.) and that I met him at the perfect time. And on top of that he lives five minutes from me walking distance !
Things are coming together nicely and I just got my Edge videos in the mail !

Been following this thread and am impressed with your determination. Like you, I've had some stumbling blocks in my way but am determined to overcome them. From carless to two vehicles in less than one month while looking at properties potential of 10,000 to 16,000 in profits from the two vehicles. I saw that you've signed up with twitter I'll look for you and follow. Also as a suggestion, visit me at myspace and see if you might want to set your self up there. If you do I can help you with finding like minded people with you and your endeavors. It's like a door to door salesman but all the doors have signs on them telling you what they are looking for. Also great marketing tool. Thanks for your understanding with my previous post meant for Rina LOL.
