I am on my way to a first Deal! I found a house for sale by owner, posted bandit signs, found a buyer for 3000.00 down 700.00 a month. I am going to do a sandwich lease on the property, offering the seller, 1000.00 down and make his payments for him.. I should come out with 2000. and a monthly cash flow of around 200.00. With a minimum of a two year lease, if the buyer doesn't want to buy after 2yrs, I will re-negotiate the lease and I have a property for 1000.00 down with none of my own money! How about that for a first deal! I will keep you posted on my success! So, for all of the people that say this doesn't work, I say try and see! Get motivated, get out there and as Dean says.. * I have met with the sellers and it is a go! Have the figures in line and won't cash flow much after the payment and rent credit, but hey gotta start somewhere, The most important thing is, the sellers are very flexible and are willing to let me take control of the property. I have buyers/tenants for at least two years, and getting some money down. On to deal number two. For those of you who bought Dean's books and are sitting around not taking action because of fear, I will say this, Don't let your fear of failure be greater than your desire for success.. Get going, make it happen, believe in yourself, you never know what will happen unless you try. Ask questions, do your homework. Best wishes to all! Kevin
