Well, here I am! After seven weeks of devouring this site every single day for six to eighteen hours per day, I am finally starting my journal.
I never saw any of Dean's infomercials, but I did see the last five minutes of The Hansen Report when he was on as a guest. So I ordered the book. I was just ready. Of course, I had been "ready" many times before. Like so many of us, I have purchased thousands of dollars worth of "Get Rich Quick" deals and none of them ever worked. I have participated in dozens of the MLM deals and (sigh) am still dead broke.
But this was just a small investment, and I took the chance! What the heck! I could always learn a little more. I am admittedly, a self development addict! I know enough about MANY things to hold interesting conversations with just about anyone, but I am an expert on nothing.
But that is going to change! I am going to become an expert at REI! I had just gotten my RE license here in CA a few years ago when all heck broke loose and the market collapsed. I worked my tail off for six months or so without making a penny and when I was going to have to invest in more classes or let my license go, I had no more money to invest and let it go. My husband had recently died and I had to go back to work for money. Ugly thought...
When I got Dean's books, I knew enough about RE to see that this one could REALLY work. He gives us ALL the steps!
My three daughters are all grown and gone from home, so I have no distractions there. I do have a full time job, but whatever...
I devoured Dean's books and immediately got on this site, where I have been planted for weeks! I saw that Anita was in Southern CA and tried to contact her, but no luck. Then paydirt! On one of her websites I saw that she was having a probate workshop and signed up! I was SO excited! I made up an excuse to be off from work that night and my daughter got out of her plans so that she could go with me. The night before the workshop, I went back on Anita's site to copy the info and realized it was dated 2009! A year ago! Thank goodness, I didn't make the three hour round trip. But what a bummer!!!
But now a lucky break! I am having to have my knee replaced (well, that part's not so lucky) but I am on temporary disability leave with my job for at least three months! I actually am not planning on going back until after New Year's, but they don't know that yet. Should give me some good time to get things started with REI!
Like Carol said when she started, failure is not an option! It is what I must do! I am closing in on retirement and I have no retirement plan. My job is very physical and I cannot keep doing that! (explains the bum knee) and I cannot have my children having to help me pay my bills! I have been totally independent since the age of 16 and am not planning on that changing.
Today is my birthday! Both in real life and symbolically with my RE journal and my new life as a Real Estate Investor!
I am thrilled to be one of the new Graziosi Investor babies! (I did NOT say babes!) So here's to us and many years together sharing our highs and lows!

Sorry about the PO. I went their this past weekend just to get a certified mail sticker, and they don't keep them out. Then I went on another weekend to send some priority mail with preprinted labels from the internet; didn't realize they didn't have tape at the post office anymore. So, yes, their service has gotten shabby!!!
My parents smoked like chimney's too. The main reason they aren't here today! But I know what you mean about feeling horrible after being in it for any period of time. When I was a kid I was a brat to my parents, always waving my hands at their smoke and telling them to stop, stop , stop! If only they'd have listened to me
Glad to see your EDGE connections are working out so good. I have a few great connections from the EDGE too, just wish I could have stayed around after more to connect with people on a deeper level. Sounds like you are ready to take off any minute now! Can't wait to read about your first deal!

I went to my car and brought everything in. Even though I cannot send it out at this location. It must be mailed where you set up your acct--which I did @ PO closest to where I live. I had most everything right. Just a few tweaks!
THEN!!!! The bomb dropped!
My VA (virtual asst) had prepared the address list according to the zip codes I wanted to work. For some reason she put "Los Angeles" on all the addresses instead of things like "North Hollywood", "Santa Monica", etc. So unless I have them redone with the correct town in the address, I pay full price! (deep breath)
No problem!
I actually was not really upset. At least I know how to do it now.
All I have to do is get the VA to remake my labels, reprint them, spend nine more hours resticking them and i will be set to go.
And why is it that some people don't stick with this career???
Funny thing is, I don't even consider quitting when this cr@& happens. As many of us know, that is not an option for us.

What a terrible mishap! How extremely frustrating, but I LOVE your great attitude about everything. I think I need to hire a VA. Did you get one in the Philippines? I have heard a lot about doing that, and I think I REALLY need one, but it just goes to show, an assistant has to be shown everything!

She was referred to me by someone else who uses her.
I have sent her an email about our "situation" but not heard from her yet. It was probably about 8:00 her time so hopefully in the morning I will have a response.

I have some short sale offers in for B of A short sales in my town in California. The addendum says you can't enter contract or resale after closing until 30 days later. The agent says it is 90 - anyone with experience with B of A short sale addendums? No way I am waiting 90 days to flip it.

Judi Another thing I ran into is with FHA you can't make more than 20% profit on a property in less then 90 days.

I believe the agent may be getting confused with a property bought with a FHA loan, which do require a 90 day waiting period before it is flipped.
I never heard anything about a waiting period for a regular short sale...I guess it depends on the bank and what is in the contract.

Wow, this is so awesome to hear. You really are doing great things getting to go all over the country. I wanted some advice on my lease option agreement. This is a little different; I'm actually buying a bulk REO property that I won't have the deed for for up to 180 days and have to make my own lease option. The property is not inhabitable, and part of the option payment is him fixing up the property so its habitable. (He is a general contractor andwill be living there once he fixes it up). But, this is my first lease option, and of course its difficult beyond anything normal and easy (why don't I just do EASY things? LOL) The SA suggested keeping the Lease and the option together; but i always thought it was better to have a separate lease and option; but given the situation of it not being inhabitable, a lease really isn't feasible. What are your thoughts about this?

turns out , yes, I did get more than one property. They threw in the lot next door with the deal. I am buying it outright from a bulk REO buyer, and L/O it to the buyer, because IN laws are very ambiguous and confusing as far as doing a land contract from an investor to a buyer living in the property; so I made it a custom lease option I've been writing up. Hi Karen; Yours is the first journal I am attempting to read. Made it to thread #75 and will finish later. I also tried doing L/Ops for about a year up here in Santa Cruz Ca. I was using pre-foreclosures letters (to locate possible motivated sellers),sent to homeowners since I am terrible about cold-calling them directly (which did not work). I first tried going door to door which did not work either (they where all hoping they good stay in their house while they leased it). So after a couple months away from this I am trying a diff. approach, that you might have.

I left sunny CA and wonderful 80 degree temps on Sun morning and boarded a plane back East. After my way out of the way connections and a HUGE delay due to weather (3-4) hours I finally arrived @ my hotel between 2-3am. Exhausted. Then, I was kept awake for several hours with Charlie horses in my legs from being on the plane and at the a/p so long.
Nevertheless, the next morning I was ready when my ride picked me up to go tour the area and see houses that they have available. I have been absolutely AMAZED! We have been seeing really, really good props for CHEAP! Yes, they need some rehab and TLC but it is not that extensive on most of the ones I have been seeing.
The word is out that these guys are buying props and all day that we were out, they were getting calls from people offering to sell to them and renters anxious to get into their new homes.
I have already found four that I am working out deals on and I still have two days here.
If any of you have cash and are looking for property that you can pick up for less than $10K, spend a few thousand on rehab and then rent for $525-$650/month, get in touch with me. I can help you find it. And, believe me, it is FOR REAL! That is why I came here personally to check it out "live and in color"! WOW!
I have already made up a list of inspectors here before I left CA and have spoken with a couple of them. So I will have these props cked out (inspected) and do title searches.
This is VERY exciting!!! If I could make that VERY any bigger, I certainly would!
