Well here it goes… This is my commitment to being successful in the real estate business. I could say that I have tried some of everything in the past with some success, but I am not where I need to be yet. I only have the home that I currently live in and nothing else in real estate. Years ago while in the Army I wanted to invest in real estate, but everyone from my commander and a number of other told me that it was too much trouble while in the military. I let them talk me out of it, big mistake. I now know a number of people that did purchase property while they were in the military and they had success with them. My initial goal was to invest in a number of houses and then get out of the military. Well I stayed in Army and saved my money, but when I got out I went on to become a banker. I later opened a franchise restaurant (My Dream) instead of purchasing real estate and lost a ton of money. I should have stuck with my original plan and invest in real estate. The funny thing though, before I went into the restaurant business an elderly gentleman wanted me to buy his 9 properties. He showed me the properties and tried his best to convince me not to go into the restaurant business. Most of the properties were slum properties at the time. I wouldn’t buy them because I didn’t want the trouble, and I didn’t want to tarnish my name and investment licenses. I should have bought them as I could have turned them around. The gentleman passed away a year later. I guess, “You live and learn”.
Well, as Ronald Reagan use to say. This is my new beginning. (1) I will build this business over the next 3 to 5 years. (2) I will initially contract and flip houses to build cash, (3) then I plan to purchase a number of rentals to hold for cash-flow. (4) I plan to purchase some to renovate and sell. (5) I will then go on to commercial properties for the growth that they offer. This is my plan, and I am now putting the foundation in place. I will build my Buyers List, Investors List, and Sellers List and continuously work them to keep them current. Fellow DG’ites any advice you can give from your experiences is welcome.

I began looking for agents. I have spoken with one, but hope to talk a others as I build confidence in my ability to get financing. I am still building a buyer's list as well.

Called my first "For Sale by Owner" today, didn't get much from it. I need to open him up more and get him talking. I'll look back over the training to put together better thoughts, so I can ask him a succession of questions. I really believe that I can get something from this owner and property. I'm going to call him again later today or this week.

I have began looking at a number of properties FSBO and FNMA foreclosures... Try to see how I can make offers on some that I like... Just want to see what happens. I will continue this and continue to build my Buyers List, Sellers List, and Investor List.

I have just started out as well. I am in the military right now, and I am getting the same feedback all the way up the chain that REI is not the way to go while in the military. I however, have family a member that invests in real estate and he is the most successful (money wise) out of everyone. I have reached out to other REI's in my area who are on this site, and they have given me great feedback. Good luck with your investing.

This week and last week has been my best weeks thus far. I met an investor that buys property undergoing foreclosure. I met him at a DG Seminar last week on 1/12/2011. We met again in his office on Friday, 1/14/2011, he explained to me what he does. He mainly works with people undergoing foreclosures. He explained to me what he looks for, and showed me how it all worked. I contacted a prospective client that I met sometime earlier, who has been unsuccessfully trying to negotiate with his bank about his residence. The 3 of us met on Saturday 1/15 to discuss the client's situation.
We made plans to meet again on Monday 1/17, with a Real Estate listing agent. We had the realtor list the property and we prepared forms to tie the property to us. Additionally, we prepared forms to begin negotiations with his bank. The realtor told us that other homes being foreclosed in the client’s neighborhood were going for about $60K. She stated that 2 years ago these houses were selling for $170k to $200K.
Hopefully we will be able to negotiate that bank down to our $60K price. We are also in the process of lining up buyers for this property.
I picked up another Investor/Negotiator and another Realtor that works with investors. She just recently picked up some rental properties for herself, so this realtor understands investing

I will begin this week trying to look up old friends that still work for the bank. I am looking to see who in works in the area of property negotiation and settlement. I need to see who works in foreclosures and short sales. Maybe they can give some names of individuals about to undergo the foreclosure process. I will send them a card or letter.

I attended a class last week and learned something that I never thought of... Why is rental real estate so good to have in your portfolio? Well, I'll tell you, it’s because rents almost never go down. Property values may go up and down, but rents grow steadily. This is one way to always boost your income.

Working on finding cash buyers/investors for properties that I have found. I have send out information to investors, and have compile my basic package, to tell and show them what I have.

Ty there are several ways to find cash buyers -
- real estate investment clubs
- online ads: Investors post ads "We Buy Houses", "Cash for Houses" etc.
- foreclosure auctions
- post bandit signs
- post ghost ads
Be very proactive about continuing to build your buyers list. Focus on your buyers needs and what they want and then find the properties.
Keep up the good work! You are doing great! Remember the persistence is the key!
