1st deal is still out of reach

So I've been posting and posting ads but have not been able to find any end buyers/investors for my 1st close.

I have no idea on what I'm doing wrong.

Do you have a deal under contract?

If you have one, that should help you. And if you do, mayeb the numbers aren't good? What are you currently doing to get leads?

I feel the ads are strong enough to bring in buyers but I don't know if I'm focusing in the right areas....I'm trying to wholesale Ohio properties but in trying to sell them to californians(investors/buyers). Do you guys think I should focus on wholesaling to Ohio residence?


Eduardo,

it is easier to wholesale your Ohio properties to local Ohio residents as they can rehab and flip the properties quicker (usually). However, if you have a network of buyers that are out of state, they work as well, as long as you are finding the properties that meet their expectations. You should always cater to your buyer's needs, assuming you are not looking to keep the properties for yourself.
