Well…it’s been quite some time since I have joined in here on DG.com and thought it’s high time I post and officially conclude my MIA status. I know that some of you probably thought I had dropped off the face of the earth. BTW Karen; thank you so much for the call checking in on me; that was very sweet of you! Honestly, I feel very guilty that I have not responded/posted to date. It was actually quite a while back when you called.
I guess I can call this my journal; Lord knows I obviously need some sort of accountability system in place! I have been reluctant to start one, as I knew that updating it daily just probably wouldn’t happen. I’ll make it a promise to myself to update at least weekly!
I’ll give a recap of my hiatus and background.
I purchased Dean’s Think A Little Different course early in 2008, while being unemployed. I dug in getting things set up with the SA; doing my lessons, forming my LLC, doing all the things I was supposed to do. After a little more than a month, with pressure from my wife (and being broke) I got a job at Home Depot as a Freight Supv. It was pretty demanding and I let it take over my ambition to do REI.
Then in August of last year, I decided that I did not want my dreams of being a successful REI to die. I purchased Dean’s books PFRERN and YTYREP and also, purchased the SFL system. Needless to say, my wife was disappointed and said that I had never followed through and this would just be another “I told you so”. I joined the local REI Club, began building my buyers list, was very active on this site, and began networking and working with two Realtors. Things were looking pretty good, but there was only one thing missing…taking ACTION! I looked at many props, but made NO offers!
Currently, I’m a severely under-employed Restaurant Mgr. (don’t really want to be one anymore) working as a server in a BBQ restaurant. I also, have many years’ experience in the construction field as a Materials Mgr. I enjoyed this field more, but gave up looking for a job. It seemed hard to find a company willing to give an “old dog” another chance. The good things about my current job are that I have been there long enough to build a good customer base, and I have a great schedule for someone that works in the foodservice industry. I only work four days a week (6am – 3 pm) and have been able to hang onto my home and scrape by on the bills. A great schedule with plenty of time to concentrate on REI, right?! The bad things about my job are that it is a JOB and my body is an orthopedic surgeon’s dream. Some days it’s hard to get out of bed, and I can barely bend over and tie my own shoes. I refuse to see myself retiring doing such!! It’s definitely not a job I’m proud of, and it makes me feel like a loser sometimes. But I know it’s getting us by, for the moment.
Anyway; around mid-April we became short staffed and I started picking up shifts, as I need the extra money. Then came that dreadful horrible day on April 27th with the tornadoes that swept through Alabama. I think the official count was 62 of them and 43 of 67 counties were declared eligible for disaster relief by FEMA! The total death count to date is 247! One twister went right down my street and thank God, we were spared, but just barely. A neighbor two doors down completely lost his home when two pine trees crushed it to the ground. He and his family survived, but his home is now an empty lot. There was total mayhem for quite some time and we were w/o power for almost a week. The cleanup took forever, but we are finally almost back to normal.
Then being summertime and all; it’s time to maintain the lawn, etc. which, I love doing. But I have an acre and a half and it’s hard to do with a broken riding mower. I can’t afford to get it fixed so I’ve begged and borrowed from family when possible to keep from having to use the push mower (takes at least 2 days!). There are many other things that I’ve had to do from my “honey-do” list, as well. You know, gotta keep momma happy!
I also, have had many serious computer problems for some time and it finally conked-out. The good news is that my wife worked some sort of “magic” and talked my stepdaughter into buying me a new one. I couldn’t believe it. I came home from work one day last week and it was lying on my pillow. What an amazing woman and a wonderful surprise! It has lots of bells and whistles and I am finally up and running.
Well, I’ve given lots of boring details, and made lots of excuses, but I feel better now that I’ve gotten things off of my chest. I know whoever reads this can “smell” the FEAR, but I refuse to give in, and am rejuvenated to complete my quest to become a successful REI and make that first deal!
I’ve struggled with following through an action plans and making/following schedules…letting “life” get in the way. I’m sick and tired of doing the same old things because I keep getting the same results…NOTHING! I have all the tools; I just need to quit procrastinating and take ACTION!
Along with my “Why”; two quotes used by my dear friend Jen Gray (bamagirl6730), that I can’t get out of my head are:

I thought your opening was actually very interesting. And quite eloquent! Who'd have known? Before you just wrote short comments. I'm glad you wrote as much as you did. That way we are able to see more of the real John. And we can see that the real John is very intelligent and is ready to take charge! No one can stop you but YOU. On the other hand, no one can START you but you either.
You are so right about something else, too, John. We CANNOT be toddling around in our 60s and 70s doing these crummy jobs that we are doing. (I am selling CARS) Yuck! And this (RE)is such a fun thing to do!
I totally get the part about not being proud of your job (sigh). I am embarrassed very often when I tell people I sell cars. I don't know why, because it is a respectable job. I think it is because i know that I have the ability to do so much more with my life and can GIVE so much more by doing something else--like RE. And being more fulfilled. There is just nothing self fulfilling about taking orders for lunch and selling a car. We have to go out and make our difference. We CAN and we WILL!
Just decide which type of RE you are going to do (assignments, L/Os, probates, etc) and FOCUS on that and that ONLY! Get to know about that area inside out. Then it won't be 'quite' so scary. Still scary, at first, but if you really, really know that area, you will be able to BS your way through until it is just old hat.

should remember, you should both be proud of your jobs. You are working and paying into the system not collecting welfare. Hell I dig holes for a living, some people think I'm a dirt ball and others respect that we do something they can't.

John thank you for your honesty. Hold your head high. Whatever 'job' you are doing is just that SOMETHING you are doing. Doesn't define who you are. Think of it as a stepping stone. A means to an end. It's only 'temporary' anyway right! We ALL have a least one job or paid task that we've done to get what we needed and provide for our families that we may or may not be proud of. And may pray to God we never have to do it again. lol BUT you know what, I think it shows a sign of character that says "we'll do WHATEVER it takes" setting egos aside and diving in because we had to. BESIDES who gives a rip what something thinks. Way I see it, heck if they are talking about me they are giving someone else a break! lol
You aren't doing anything immoral, unjust or illegal. You are providing for your family. You just wear different attire. Makes you no less. You serve people and do so by way of the food industry. Besides the greatest LEADERS are the greatest servers!
I know waiting tables is TOUGH! I did it for a while to make ends meat back in the day. Yes, I sucked at it. Thanks God I had a good attitude, friendly and decent smile (sympothy tips I think - lol)....OR I would have STARVED! I can barely walk from the coffee pot to my desk without spilling it. LOL

Yeh, I know the first post was long, but don't get used to it. LOL! It was a LONG time coming and a big relief. You just don't know how much I've thought about starting a journal and blown it off...realizing that I needed to in order to get myself kick-started again!
No, I don't (and won't) be doing this crummy job in my 60s/70s! I wasn't "proud" when I was a Rest. Mgr. I was a Multi-Unit Mgr with 3 restaurants, making really decent money! But I had to work 70-90 hrs/wk to make them profitable; working weekends and ALL holidays (incl. Christmas day)! Imagine this; waking your 4-5 yr old daughter up @ 4:00 am to open her presents because you "might" be back in 12-14 hrs! Yes, and Shaun is right. We don't need to ashamed. It’s just that I know I can (and will) do better. These "unkept promises" are the fuel I must use to feed the fire! I have big dreams of riding off into the sunset ON MY TERMS!
Jen, Thank you also, for your comments and prayers (from your journal). Yes, I know; I’m only doing what I must do to provide for the family. I DO feel proud that I’ve been able to hold onto my home. It wasn’t that long ago (during a spell of unemployment) that my home NEARLY went into foreclosure! I realize that there are a LOT of people MUCH worse-off than us. Therefore, I am very thankful!
BTW; I WILL be giving you a call (maybe tomorrow evening) to discuss a few things.

Wow…I hadn’t realized it’s been a month since I posted in my journal. Definitely doesn’t look like weekly as I promised myself, does it?! It’s not that I haven’t been involved doing anything in RE, but I know I can (and MUST) do better!
I have decided that I will initially do wholesaling/assignments. Hopefully, the first one is just around the corner.
My immediate goals are:
1.) Reestablish contact with my list of buyers
In doing so I’ve found that either they weren’t real players, or thought that I wasn’t one. Out of 10-12, I’ve ended up with one (maybe two?). More on the one “good buyer” later.
A hard lesson learned here… staying in touch with your buyers (and producing) is VERY important!!!
2.) Call For Rent ads in paper, CL, etc. to find additional buyers
I’ve been attempting this without a lot of success. Thought I had two additional buyers, but haven’t gotten a response from my follow up emails when trying to “qualify” them. One said he is VERY active in the Birmingham market. Though he was raised here, now lives in the Denver area. Maybe it’s the content of my emails? I’m not sure. I will follow up one more time, and if I get no response; I’ll just move on.
I know that “practice makes perfect” and will force myself to continue making these calls on ads. I've made many calls, but they're still hard to do. I've found a more direct approach works best though.
3.) Purchase and begin posting Bandit signs
Right now I’m just too broke to purchase them and will have to begin this campaign at a later date.
Back to the one “good buyer”:
He had answered an old CL ad of mine months ago, visited my website and seemed to like it. He said was still interested in working with me and we met this past Thursday. Overall, I felt things went pretty well.
He is a fairly young guy that quit his job about six months ago to invest full time while his wife works. His mother-in-law is a Realtor and has done so strictly in an effort to assist him and his wife in their REI business. His focus is almost exclusively Lease to Own (L/O) or Owner Financing in “better” neighborhoods with good school systems, and has about five properties listed on his website.
He stated that he eventually wants to grow his business to have several people working for him and let me know that he finds the “grind” of looking for properties and doing all the detailed research is something he finds too time consuming.
He wants to focus on spending his time negotiating with sellers/homeowners, etc. Of course, this is where I told him that I would be glad to help by finding deals/props, furnishing leads, etc.
He says that he offers $1K referral fees, but I told him if I did more than a “referral” that I would want more, i.e., if it were a “birddog” situation where I researched the props and furnished comps, FMV, initial contacts with sellers, etc. Being that he would not really be a “cash buyer”; I don’t see a big payday, initially. But he mentioned being open to a percentage, depending on my involvement in the deal. ANY payday is bigger than the one I’m currently getting!!
My gut feeling is that this guy is straight up and eager to make his business successful. I just need to come up with a plan to make this work somehow. In order to help protect myself, I have forwarded him a NCND agreement and am waiting for him to sign and return.
Hope I’m not wasting my time, but it looks as though I’ll need to study up on L/Os, etc. (just so I have at least basic knowledge) in order to do business with him. I just don’t want to go in too many directions and lose focus trying to get a deal done. I’ve had a tendency to do so in the past and I just end up spinning my wheels! See there; and at the beginning I said I wanted to focus on wholesaling/assignments!?
Anyway, got to go for now and get ready to make my calls on ads tomorrow. Wish me luck!

First of all;
Val, thanks for stopping by and giving your words of encouragement...they mean a lot. I will do my best to keep things simple. That has been my nemesis to date, and I must continually remind myself of such. Hopefully, SOON, I will have me one of those shiny diamonds under my name!!
Today I made calls on For Rent ads from Sunday's paper looking for cash buyers. Man, people are tough! A lot of them say "You're doing what?", or "Why did you call if you're not interested in renting my property?", etc., etc. Like I said yesterday, I’ve found the direct approach works best. I start by asking VERY few basic questions about their property and then tell them exactly what I’m doing, i.e., looking for other investors in the area, etc. At least I find out early if they are interested in what you I have to say, and if not, move on. As many calls as I’ve made; I still find it tough because I don’t care who you are; no one likes to hear “no”. But I know that I will not hear “yes” without many “no’s” along the way. At least I know that I’m taking action and nothing has happened to date by my just procrastinating.
All were not “jerks” though as several; even though weren’t really interested, took time out to find what I was all about and that helped put me at ease.
The good news is; that out of maybe 12-15 calls, I think I’ve found another buyer!! She has a house listed for rent that she and her family lived in (in a good neighborhood), but it is not for sale. She was extremely polite, seemed genuinely interested/excited, and is a Rent and Hold investor looking for “lower end” props. I gathered some basic info and am sending her a follow up email to get more details on her criteria. This is encouraging and helps give me the motivation to just keep “PUSHing”!!!
Still have not heard back from my L/O buyer on the NCND agreement, as yet.
Sent additional follow up emails to the two buyers I mentioned yesterday…we’ll see what happens there.

IMHO if you are finding L/O sellers and furnishing them to this guy for a finder's fee or a birddog fee, you are cheating yourself out of a LOT of money!!!!
Finding sellers is the HARD part of L/Os. Finding buyers for them is easy, easy, EASY! It works the exact opposite of a lot of RE deals.
DON'T feed him your L/O sellers! He will be taking advantage of your hard work.

I knew you would say that, being the L/O Queen and all. It’s just that right now; I wouldn’t feel comfortable ACTUALLY negotiating with L/O sellers. Lack of knowledge bleeds FEAR!
I just felt this would help me gain the knowledge/confidence to do so eventually on my own. At the same time, continue building my buyers list and concentrate on wholesaling/assignments.
If I can earn $1000 by furnishing him a lead from a FRBO sign/ad that he closes on; then it seems worth it to me?! I know I have to do something to generate additional income and don’t think I’d let him take “advantage” more than once!!

That is one of the beauties of L/O!! You don't have to negotiate! As long as their price is compatible with comps, that's what you can give them. They don't pay any commission, so they are ahead right there also. If they are motivated, they will be thrilled to have you take over their pmts.
I have a feeling you can BS with the best of them! Or I guess a classier way to say it is "Fake it 'til you make it". I think we have all heard that before!
You know more than THEY do about L/Os. I'll give you your contracts. Call me with any questions.

Boy, reading your journal, I can so identify with you. Even down to the lawn mower thing, only I have four acres to care for. As, for waiting tables, done that too. It's an inspiring read for me. Just trying to get off the fence myself. I am finally realizing, if I don't do it, no one is gonna do it for me. Yes, I am fearful and I just have to push past it like you are. I'm here in Michigan trying to work my dream too.
Keep moving forward, looks like your on the right track.

I read your bio and noticed you were a country girl. I happen to be married to one myself (for 20 yrs). We have a saying down here in Alabama “she’s as country as a turnip green”; and that she is! Wouldn’t trade her for the world…was with me when I had money and I just can’t seem to run her off now that I’m broke!LOL
June, just want to let you know to never EVER give up on those dreams! Get off the fence and look FEAR in the eye and tell it that you “refuse to lose”. Eventually, FEAR will be scared of YOU and won’t come around anymore. That’s what I’m working towards, as I still struggle with it, but the more I do; the more it goes away.
Even though I’m no REI expert, I do know a little and if there’s anything I can to help, just let me know.

Hi All,
Just thought I’d stop in to give an update on my recent efforts and activities.
About a week and a half ago, I found four FSBOs and one vacant house within 6-7 miles of my house. Needless to say, this got me super excited! Two of the FSBOs were on the same street.
- The first one I contacted had just rented his. I asked if he would consider selling it and he said no. It is a home that’s been in his family for years, and he wanted to hold onto it for the rental income. He stated he had recently gotten married and he and his wife ended up with two homes, and the second one was for sale. It’s about 20 miles away in a VERY rural area near a private members only lake. It’s a 3/2 – 1154SF and looks to be in GREAT condition! Even though it’s been listed on MLS for so long (386 days), and he’s offering to pay 2.5% to Buyers agent; he still did not seem to have a motivated tone when we talked. I’m sure I didn’t ask the right questions though and should have followed up by now. His asking price is $116,500 which is probably top for retail in the area.
- The second home on same street is owned by a young couple looking to move locally to a larger one. They were very cordial and we talked a while. I feel they want too much ($120K), and offer to pay $5K towards closing costs. Even though they’ve done updates and it’s in very good condition; it’s only a 3/1, but is 1700SF.
- The third home is owned by a lady about to retire and move closer to family (motivated right?). She was firm on price at $74,900 and it’s only a 2/1 worth about $54-55K!.
I waited two days and was going to follow up, but rode by and her signs were taken up. Guess I waited too late?!
- On the fourth home; I could never get through on the number listed on the sign and when I rode by; same thing…no signs!
- The vacant property might be a good lead. It is a 3/1 – 1376SF and has been updated outside with vinyl siding and a metal roof. Looking inside, it’s stripped down to the studs, and there are remnants of past work being done, i.e., saw horses, shop vac, some tools…There is one of those fluorescent orange “permit” signs posted outside dated from 2008! Tax records show a deed date from 1945. Still need to call Tax Assessor’s office to see if I can find current owner!!
- Buyers
The one Buy/Hold/Rent buyer (lady) I mentioned in my 9/19 post never answered my up email and has not returned the last 2 calls. This is disappointing; I was excited, but I’ll move on!
I have another guy in Denver that grew up in Birmingham, and is VERY active in the area! He criteria is lower income areas, nothing built in the 1930s-40s; and is looking to pay no more than $10K per prop. Not real easy to find, but I’m looking.
Will continue looking for buyers by calling For Rent ads, etc. I’m not having a lot of success and get frustrated sometimes. There just aren’t any responses from my follow up emails when trying to get more “criteria” details. What Michael Mangham says must be oh so true…buyers are looking for DEALS. Find them and you’ll get the buyers!!!
- Bandit signs
FINALLY got some signs!!
My wife and I went out Friday night and put out 15 of them, for a start. We marketed the lower income/war zone areas. It was an adventure! Put them in places like Jen recommends, CVS, Walgreens, MacDonald’s, main interstate exit ramps, one elementary school, one of the main hospital entrances, etc.
I set up a Google Voice account so I could track all calls and not have to answer on my cell phone. So far, I’ve only gotten 3 calls; 2 left no msg and one was an unemployed contractor looking for work. This is disappointing, as I thought I would get a little more action. We’ll see what happens; it’s still just mid-day Sunday?!
BTW; I used the Bandit sign tool Karen recommended and it worked GREAT! No ladder required, and it was quick!!!
- Potential Deal??
Had an investor from Houston call me (from a CL ad I posted) and said he wanted to sell a house here in Birmingham, and is very motivated! He stated that I could market it, etc. and that he just wants to sell!

He says he has owned unit for about 1 year even though Zillow says it was last sold in 2006?!
I know I need to get a true ARV and not exactly sure on the best way to do so? It’s gonna be hard to find good comps on this being a multi-unit prop.

This isn’t the only property this guy has and says he is looking for someone locally to help “move” deals. Sounds like it could be promising!!

This seller from Houston sounds like it could be a VERY good connection! Is this 4 plex in a decent area? Or is it in one of the "war zones"?
Maybe Jen would help you figure out how to get your comps on that. She is doing a lot of similar things and is pretty close to you down there, isn't she? She is a whiz at this and on top of that, she's a sweetheart!

You and Jen have motivated me to start doing bandits also. i ordered 50 signs and am going to use that tool, also. My son-in-love is supposed to be crafting it for me. I bought all the materials and sent them home wit my daughter and the link to the video on how to make it. I am going to NY/CT in about 10 days so I am going to wait until I return from there to put them out.

Well, I can’t believe it’s been more than 2 MONTHS this time since posting in my journal!! So much for accountability, huh?
It’s not that I haven’t been active; quite the opposite, actually! That explains my absence from DG, as I’ve had a huge tendency to let it consume me and my time in the past, wondering where the time went and what actually got accomplished! Had to try to set priorities and focus on what can bring me income, i.e., that FIRST DEAL!! Man, have I come (am I) close!!!!??? Will give details in a moment. I have to say that I’ve missed the camaraderie, advice, and mostly MOTIVATION from all my friends here. It DOES make a difference, for sure and helps give me that push that I seem to sometimes require!
Here’s a recap of what I have/had going on:
- The 4-plex I mentioned in October; got it under a Flex-Option contract for $18K for 45 days from an investor in Houston. Marketed for $25K for about 3-4 weeks and dropped price to $22.5K. Had no luck and had to let it go.
- Had a 3/1 under Flex-Option contract from same investor for $10K and marketed for $12.5K. It needed cosmetic rehab and an AC unit. It was located in a distressed “war zone” where there are a lot of $10K properties, so there wasn’t enough “meat on the bone”. Ditto as above.
- Bandit signs – In EARLY October, took my wife on a “wild ride” for a few hours and put out about 15 signs (as stated in previous post). WHAT A RUSH!!!! Tons and tons of leads and connections (sellers, buyers, etc)!!!! Thank you to my bandit “angels”…you know who you are! From this ONE campaign, I have the following under contract:
- 3/1 – 1300sf SFR that needs about $10K rehab, but currently has renters with 8 mos left on lease. Under contract for $4K and selling for $6K (dropped price from $6.5K). Thought I had it sold to a buyer from CA, but deal fell through. Learned a hard lesson here. Always ACTIVELY pursue backup assignment offers! I “lost” my aggressiveness with other potential buyers when I thought the deal was in the bag. MOST importantly….COLLECT EARNEST MONEY!!!!
It’s really strange how this deal that was in the bag, got out before I could “zip” it up!! Buyer initially contacted me seemingly, with a mindset of closing before Christmas! He actually stated that he preferred to close before year’s end and was happy with the asking price of $6, 500. Assignment contract was executed pending home inspection. Nothing really found that was unexpected other than a very “fixable” foundation issue and minor flooring repair in bath. There are a couple of piers that need permanently shoring up, as the original ones of brick/mortar have “settled. He requested a written estimate to repair foundation and flooring in bath. We both agreed to renegotiate after I reiterated that the house WAS built in 1930 and ONLY selling for $6, 500!!!! At current lower than market rents; he would have it paid for in less than 2 years!!
I forwarded quote ($1,100) and he then requested contact info of my contractor. I let 4-5 days go by and call…VMAIL! Follow up w/email reminding him that the contracts expire on 12/15….still nothing and call again w/no results! Then, I receive this email:
“Hi John,
Would the owner be willing to do owner financing, e.g. you will get your $2,500 assignment fee and I would pay the owner monthly within 18 months a balloon payment? Please let me know.
Mr. Buyer”
DO WHATTTTTTTTTTT???????????????? A $6K house and you want seller to hold the note??!! Reminded him that he stated in our initial conversation that he had no problems with such a cash deal, and to please make a cash offer. Otherwise, I would extend my contract with seller and shop elsewhere. So, obviously that is what I’m doing…surprise!!!
- Portfolio of 7 Turnkey rental properties; all within a 4 mile radius of each other. All are currently rented and most of them very long term. Two are Sec. 8, one lot has 2 rental props (3/1 and 2/1), and another 3/1 has 2/1 apt downstairs that could be rented after about $2K in rehab. Average asking price is $36.5K each (my fee included) however, seller is motivated and willing to negotiate!

- I just yesterday; got a great lead on another portfolio from a different local investor with 13 properties being liquidated. These seem to have better price point, but present a problem. He has another local wholesaler that is marketing these on CL, along with his website. Says he is “highly motivated” to sell and wants me to help find buyer(s)/ I told him don’t see how I can do so with the other wholesaler concurrently doing same and w/o securing a contract?? I know this “wholesaler” from local REI Club and will contact him to see what his “status” is. Best to be upfront/forthright….can’t afford to take any “low roads”. Gotta live in this town, ya know!!
- Have partnered with another DGer (I’ll let him do the “reveal”) and we are ramping up with offers on REOs here in the Birmingham area. Think I have viewed 9-10 properties and we’ve made 4 offers. Thought we got close last week on a NICE 3/2 that was 3000+ SF with counter-offers, etc. Viewed a listed SS yesterday, on same street, and it seems to be “offer worthy”…we’ll see.
- We have (what I think is) a great system in place. I, of course, make the appts and shoot videos with my Android smart phone. I then complete rehab/remodel estimate and upload videos to my YouTube Channel and forward the estimate. Then we make the offers. Even though uploads take quite some time (done @ night); it actually ends up being much less tedious than editing photos/creating files. It’s a WIP (work in progress) and becoming more streamlined with every one!
- It’s just AMAZING that most of this action began to snowball with ONLY one small bandit sign campaign!! Use them people….they WORK!!!! Just think what will happen when I get organized, off my arse, and do another one!!?? Maybe I would be on my way to closing my first deal before the year’s end!? If not by then; I know it will be a Happy New Year! Just get ready 2012 because your butt’s MINE!!!!
That’s about all for now. Have to make it more often ‘cause I definitely don’t like this much typing. UGH!!! Plus, I could take advantage of more constant feedback if I posted more often, and save myself some grief!

I do NOT understand why bandit signs do not get responses here like they do other places. The two times I have put them out i got one call each. First time, a Hispanic woman who could speak no English. I finally deciphered that she wanted a rental to live in herself.
This last time, a guy called and knew of a 9,000 SF house that he wanted me to buy and lease to him and he would rent it out by the day for adult movies to be filmed there and split the rents with me. Oh geez! Only in LA!

Yes, I know I must keep myself accountable because the more involved I get; the more "stuff" happens! I'm shooting for once a week. Like I said; I have to get on site and get off, or I end up "wasting" time that could/should be more productive. Kinda like my current strategy; get in, get rich and GET OUT!! Buy/Hold can be down the road.
