Good Morning DG Fam!

Hope you all are having a fantastic morning. There is a duplex in short sale side one is a 2BR/1BA with a partial basement is already rented out and the tenant requested for a 2-year lease and will continue to pay $675.00 in rent. Side two is a 3BR/1BA empty and ready to lease (no cleaning, painting etc.. required) which will also rent for $675.00 a month both have a 1 car garage. For $48,900 how do I lock this up? The agent said the bank more than likely will not do an assignment. So how do I approach this?

Double close it using transactional funds. Buy it in an LLC and sell the LLC.
Check to make sure there are no seasoning issues. Sometimes you must hold the property for 90 days before you can resell. That kills the double close strategy and you must come up with hard money or private money in most cases to cover the hold time.

So, if there is no seasoning issues and you can double close, get this property under contract in your name as the cash buyer. Don't tell your agent or the lender you are planning on a double close. That will kill the deal. YOU are the cash buyer. To get a short sale or an REO offer accepted you will need proof of funds and a copy of your earnest money check submitted with your offer. Any games like "offer contingent on my partners approval" or earnest money due at closing or anything other than what the lender asks for will kill the deal. Only the inspection period will work, so you have your inspection period to find a buyer and get the property under contract between you and your buyer. Always require their earnest money to be non refundable.

Finally, you must have a real cash buyer lined up or this strategy won't work.
