In a sea of questions and uncertainty I have taken helm of my ship and descended toward the isle of treasures. A place where many have set sail but never leave the sight of the current land they dwell for fear of going too far and not being able to return. Yet, the promise of riches, freedom, and a new life have not kept away those who dare to discover the land they have heard legends of. This place has been available to anyone with sights on change and the currents will flow in their favor if only they strap their boots and gather their crew. The course of travel has been laid out for the adventurer to follow. Lighthouses have been built, lifeboats are abundant, and captains from previous expeditions are resources available at one's reach. So I write in my journal to share my discoveries, my pit falls, and my rewards as I ascend to my journey to materialize my dreams and live free.

The Daisy Chain...

weeds out the frauds

reveals who does and does not really have control of a property

can ruin a great relationship and potential future paychecks

should be avoided at all costs

this alone can have its own thread


Daisy Chain

After I determine that the wholesaler I am dealing with is actually the person that has control of the property I then go and look at the property before I send it out to my buyers. Besides the Daisy Chain effect, the next problem is the wholesaler providing accurate numbers on his deal. 90% of the time the ARV is high and the rehab/remodel estimate is low.
I verify the wholesaler is the one with the contract and then I verify his numbers before I send it out to my buyers. If every thing is good this can be a great way to make some easy money. As we all know getting a REAL deal under contract it the hard part.
