I can find profitable whole sale deals in Alabama. An example of a recent deal: single family home, 4brs, 2ba, retail value $200k. Asking price of $125K, reduced from $150K, sold @$110K , what a profit! I can find these deals but I need cash buyers. It is easy to find profitable deals but difficult to find cash buyers.If you can help me with buyers, I am willing to pay a bird dog fee per deal.

Welcome!! you'll find such good information and resources here on DG! It's been a wonderful journey for me here so far.
As far as cash buyers, I build my list by advertising on Craigslist and Kijiji(ebay classifieds) and post an ad in my local newspaper. I used a ghost ad just saying I get properties 40% below FMV, all the time and looking to pass them off.
A great example would be the ad you just posted, and basically advertise you come across these deals all the time! I've also met several other buyers at my local REIA meeting. Do you have one near you?
