This is a great idea and one I am teaching my students to do because all the time, it truly is no money out of your pocket and the rental market is huge. The process is easy as; you have to find a renter a.k.a lease option buyer, get their info, then find them a property and match up the two parties. Get your bird dog agreement signed before party introductions and once lease is signed and money is exchanged you get paid. Please share with other that might read this thread what your steps were in getting these deals done.....

I agree with you, lease options are huge right now! However, Artem and I invest in lease options a bit differently than how you described. Currently, we work with sellers and realtors to make these deals happen. The most complex part was finding a way to accomodate sellers, agents, buyers and ourselves. Once we figured all of that out, it became a great money making strategy. Not only has it been lucrative for our business, it's been a solution for so many sellers and Realtors.
As I learned years ago from reading Dean Graziosi's books, "you have to follow the market!" Not only can you wholesale lease options, you can do a sandwich lease option and turn a great profit once the market recovers. (Buy and Hold)
