Any San Diego DG Family out here?

I'm a new investor-hm, have not had my first deal yet. Reading, studying, listening, REI club meetings, etc. anxious to get started in the wholesale exit strategy. My area of interest is the low income side of town. I have two agents that have my criteria. They think retail, while I think discount for profit. Should I just go for it and put in offers at what I think the numbers will work? I just want a plain old wholesale deal, nothing fancy to begin with. Is there another San Diego investor out here doing it? I would appreciate the exchange.

I use to live in the city of Upland, CA. I currently live in Phoenix, AZ and since I am a new Real Estate Investor and would like to work in areas that I know very well. I am building my buyers list and would like to add you to that list. Please send me your criteria’s for that house you would like to look at.
