I am a full time Real Estate investor and regularly come across deals that do not fit in my wheel house. I mainly like setting up rental properties for the cashflow, however I have deals that are sent to me that I will gladly assign to other investors or buyers. Some are in areas I don't work in and some just don't meet my current goals.
Montgomery, Al and surrounding areas are great places to invest in Turn Key, rental, and flips. Montgomery has nearly 30% in rental properties, so every 3rd house is a rental property. We have 2 airforce bases, the war college and officer training school where people from all over the country come. We are the home to many civil rights and civil war sites. And lastly we are a capital city where the local government is putting millions into renovations to the city. We are also home to Hyundai Motor company with it's 13 support companies and it's rumored we are getting an additional Hyundai factor in the coming year.
I am not interested in assigning deals to wholesalers, but end buyers. I have been burned several times by wholesalers who merely posted things to postlets and at closing disappear. Most of the deals I will send people should make between $5-50k per deal.

We work with other wholesalers all the time. What we do to prevent the run around is we require a non refundable earnest money deposit. This pre qualifies the wholesaler! We don't mind them bringing in their buyers. They just have to have them in advance! The non refundable earnest scares away the time wasters!
By the way, I used to live in Montgomery. Many years ago. We were there when the Selma to Montgomery march took place. We lived in Bellhurst Estates. 221 Bellhurst Dr. I went to Goodwin Junior High and both my brother and sister went to Robert E Lee High school. Back then it was just Lee and Sidney Lanier HS.
The capitol flew flags on top of the building in this order (I have pictures) The Confederate flag then the Alabama state flag and at the bottom a small American flag!
My Dad was stationed at Maxwell and was a member of the Aero club at Gunter.
Things have really changed and grown in 50 years!
We are doing some research on Montgomery and Birmingham and may do some fix/flips down there.
By the way, do you know Jen Gray? She does a lot of stuff in and around Montgomery.
