Yesterday I received an email from the local "competition" about wanting to go out for coffee sometime. He said I was new in the area lol.

Its exciting and I'm also nervous at the same time. This is all so new and uncharted territory. I'm posting cause I wanted some feedback

Has this happened to anyone? Any replies would be great, thanks!

what type of competitor?? investor? ...if so, go dialogue, build a networking relationship, explore topics of mutual interest and agree to give each other leads on your area of focus with properties: e.g., I have a guy who only wants duplexes/triplexes. . ..I only focus on 3/2 SFDwellings. I'll toss him a fish. . . once in a while, and he does likewise; He is also 45 miles away from my "farming" area.
If that's not the type of competitor he/she is,
then. . . .???

It is always good to get to know other investors in your local area. You can compare notes and share good contacts for contractors, etc. There are so many opportunities in today's market you may even decide to partner with your competition on a deal in the future.
