Hello,
I have been considering getting involved with Real Estate for quite sometime. My hesitancy is due to the fact that I live in Virginia Beach, VA., where there seems to be as many Real Estate agents as there are military personnel. After watching and listening to Dean's program the other night, I ordered the three books and they wil be here withn the next two days. But between now and when they arrive, I will be intensly seeing what I can learn from the web-site (I appreciate all for sharing their posts and feedbacks) but I'm curious if anyone has been in an equally competative area? If so, is there a particular section that I should focus on during my initial reading of the books considering the environment?

If you start off with doubts in this business you'll never make it. The biggest obstacle to making it as an investor is not the competition, not the small town or out of the way town, not the lack of money, but what is between your ears. Who cares if there are real estate agents every where. 99% of them are clueless about investing in real estate. If they new about the financial wealth real estate investing has, they wouldn't be agents. As an investor you can offer home owners and landlords something the agents can't. Creative financing... i.e. subject to deals, owner financing, lease-options, etc. Don't let the little things hang you up.

There is opportunity all around in every area. Sometime you have to see what others miss. It may be a good idea to consider driving 10 to 15 miles in each direction (North, West, East and South, if possible)and see what neighborhoods are close and which ones may be the best to invest.
As you gather data, and comps of what sold in the area, meet and network with others and this may provide a good basis for the area you want to start in. Good luck with REI. Believe and Achieve! - Joe
