OfflineI made the move from the east coast out here to AZ living near Tucson. I wanted to make this thread because I'm interested in partnering up with someone out here, gonig to REI club meetings and making something happen in REI for myself and someone (or others) that also what to get rolling.
I've already seen LOTS of great deals out here and have been talking with various agents and homeowners and looking at some FSBO deals as well.

I have a deal around the corner from me looking for some help with it. Basic info 1600 sq/ft worth around 124K listing for 99K willing to accept offers around 89K. Lots of room to work with this property.

I'm also in AZ, just north of Tucson a little over an hour (maybe). I'm not a buyer, but a wholesaler like you. At those current numbers, you would need to get it way below the $89k mark, to be at 70% LTV. Do any repairs need made? If it's a fsbo, maybe you can L/O it. What else can you tell about it?

Thanks for the welcome guys. As for the house I mentioned above, there's really nothing wrong with it and it's fairly new. (2007) Only thing that needs work is the back yard. I live just outside of Tucson in a very large community of almost 8K houses so there's real estate everywhere you look.
Smurfy, as a "class of 08" DG member I remember when you joined and started seeing some of your posts, I'm sure you're more then glad you found this site and its 100 fold layers of knowledge and encouragement.
As for the weather... A+ compared to NY or Boston though those are my first "location loves" since I grew up in those areas.

Yes, AZ weather *is* preferable over Eastern weather (winters particularly), that's for sure. Though, I lived in CA for over 25 years before moving here a couple of years ago and I sure miss it... You canNOT beat central coast weather anywhere!

I just realized, we chatted through PM not long ago and yes I agree about finding people to network with and make deals happen. I know there's lots of motivated people out there (myself for one) that just need the boost of getting that first deal out of the way and get up and running.

Just a quick bump for anymore AZ people, though I know this section doesnt get as much attention as others.
Also I want to mention I'm looking at building a buyers list and getting moving on something as I'm in the Success Academy and its proven to be quite helpful to say the least.
