What kind of money up front?

I've been researching inexpensive real estate in San Diego area near SDSU. I did see RE for $55,000; condo with $240 month HOA fee; Manufactured homes anywhere from $20,000 to $90,000 with high land rents (like $600-1000 per month) with age restrictions. What kind of money up front are we talking about?
