We just found a deal with a great spread (looks like 40K to me at first look - and that's just their asking price, pre-negotiation) in California's Central Valley (Fresno County, where we live). We don't have the cash or the credit to do anything about it, but we would love to bird-dog it to someone who can. I've yet to do my first deal. I've got three maybe cash buyers (and maybe not) on my list not counting the buying machines that are really companies who market to hordes of investors. Am excited about various lease option candidates and a few prospective properties with great possibilities for them and eager to pursue that, but stumbled across this great spread here as fall-out from a Realtor we used to work with before we learned that our cash-credit situation is really hopeless for REO's until we can raise cash in other ways.
On finding this deal, my first thought was "Who can I bird-dog this to?" And my second, "Why not give my new DG family first pick?" So here I am. Anyone who would like to know more I invite to pm me.
I'm hoping I'll realize when someone does - will it show up in my email? Should I be watching for it by checking into my account?
Anyway, I'm glad I could share this news. I'm excited!

Real estate works...
Call the home owner and don't talk about the price. See where their motivation is at and agree on a price. Put this under contract and assign it to another investor for CASH.
