Remember a very large percentage of "cash buyers" off the MLS are simply people that paid cash for their house. Make sure the cash buyers home address is not the same as the subject property. This indicates an investor buyer.
What I do on the MLS is pull up the solds for the time frame I am searching and at the bottom of each listing shows if it was sold for cash, VA, FHA whatever.

Question: i thought you had to be a realtor to access the MLS? Has this changed?

have the agent go under the "Pro-Search' tab then select the field designated "Sold Terms" THAT'S where you can quickly filter and select the type of transaction "cash" from the drop down list. From there give them a date range or area/location to narrow down the list. Example when I put in just cash it yields 9200 cash transactions but if I put in a date range of 09/30/2011-12/30/2011 I get 209 cash transactions for a specific area I just searched.
note: it's called 'Pro Search' tab on my mls but may have a different title under yours specifically. Bottom line it's the advanced search that allows them to filter and sort. lol
God bless,
Jen
Jen, Thanks I will search again, I may not have that feature here. It sure would save time. I will check again. Thanks!
Rick, some agents are nice enough to share! Nothing has changed.
