How Do We Use Lists?

You will see lots of lists posted on this website. People are trying to find the best markets or share information to help other people find the best markets.
The underlying fact is that we will all use our own criteria to select our market, or to confirm that we have chosen a good market.
There are lots of good markets out there, and these markets are dynamic, which means that they are going to change over time. Conditions in a market that you choose will be different in 6 months or a year from now.
The important thing is not so much that you choose the best market, but that you make a choice and then begin to explore and learn that market. Hopefully we are not making short term decisions that will change in a few months. It would be a shame to waste the learning by jumping to a new market every few months, let alone the valuable contacts that we will make in that market.
I have made my choices regarding remote markets based on areas that I have lived in the past, where I also know some people--the decisions were not based primarily on market conditions, more on my advance knowledge of the area. You do not need to use the same criteria I have used to make a solid decision. We do not have to chase the deals or the economy around the country. In this business both knowledge and connections are power, and each market has its own microcosms that reflect the larger marketplace across the country. It has been said that you can become a real estate millionaire from 1 square mile of properties, and I believe that to be true. Best wishes in choosing your marketplace.
