Conditions of the economy will FORCE many apartment and house renters and foreclosed families to turn to mobile homes for affordable living.

With the factors of the down market and the future of the job market people will have to do what they have to do to have a place to live at a price they can afford.

Many Mobile home Parks are for sale NOW and ripe for the taking, some with owner financing because they have made their money.

If you have a MHP of 60 mobile homes, lot rent $350 month=$21,000 month minus expenses, say $5000(trash, park lighting) would = $16,000 month x 12=$192,000yr

Get it? What if you owned 10 of the mobile homes and had apts/effiency and office...ADD that.

You are right, but the mobile homes are hard to sell and the value goes down.

The key is to rent the lots--the tenants own their mobile home and maintain it. The ones you do own,you rent AND collect lot rent over and over and over.

Buy them cheap,value goes down, rents go up!

I think some of the ones for sale could be from foreclosed owners and others may be from people who wanted to move into a house. Some could be from landlords.

Looking at one now, I know the owner purchased it in 1988 for $375k...wants to sell for $6mill..I think he's crazy even if he is offering owner finance.

This is a good assessment. The market is going to be driving people into more affordable housing for the next couple of years. Low income housing is going to be a good bet!

Another thing in MH's (mobile homes) is dealing with the paper side of tings by buying and selling mobile home notes at discounts. I'm not an expert ion the subject but I know a few people who have done quite well for themselves note networking in mobile homes.
