I would say overall that prices will continue to drop and we have not hit bottom yet.(nationally) Some areas are doing pretty well. Here in Denver I think we have bottomed but I see no great appreciation in the next 3 to 5 years.
Still plenty of money to be made.
Fix/flippers MUST buy right. The nicest house in the area at below market WILL sell quickly even in today's market.
Buy and holders be ready for at least a 10 year hold.

I agree with you Michael, I think most of us know or at least assume that the market will not correct for at least a few years to come. The title that I first saw was that "houses edge up, but hold the champagne."
