I'm sorry for being a "downer". I am new to this and NEED to make this work for my family. I am just so overwhelmed with what to pick up first and start. I have a few Craiglist ads out there, but I'm very nervous about if someone calls on my ghost ad for a property, that I don't have under a contract, and they call me out on it. Would someone, anyone, be willing to talk me in off the ledge? I'm surrounded by naysayers. I've tried real estate in the past and the program that I had did not work. I am in over my head financially and have 2 kids that need to go to college starting in 5 years.
Any assistance or a phone call would be appreciated. I'll pm my number if someone is willing to talk for a few minutes.

I get where you are at right now, because I'm there as well! I have loans that are due on my daughter's college, and I'm drowning in debt! Still, I'm working my business everyday, and, like you, working on staying positive.
I haven't made a deal yet, but I am working with a couple of agents and making an offer on a great piece of property. I know that the offer is very low and may very well not be accepted, but it's a start. Regarding someone calling you out on the "ghost deal" ads, it may happen, but you can just say that the house was sold (yes, you are fibbing). Immediately let the person know that you have other deals in the works and ask what they are looking for in real estate. Be friendly and courteous and try very hard to supress any nerves that might creep up. If you pay close attention and listen to what the person is telling you about what they are looking for, and you remain upbeat in relaying your desire to work with them, you may find that you have a new buyer to add to your list. Of course, you will need to deliver deals based on their criteria as soon as possible in order to keep them, but don't just send them any deals - send them the ones that you know, from listening to their criteria, that they will be interested in receiving.
I'm nervous, as well, as this has to work for me, too! I know this isn't much help, but please know that I'm right there with you. I'd be thrilled to hear how you're doing, since we are at the same place in this business.

There are times that the outside world will play into our fears and concerns. Those fear and concerns are made worse when we are in the process of learning something new.
There is so much to know about investing, and feeling overwhelmed is completely normal. Don’t let it get to you! Remember that you are in control of your own destiny. You can’t control others actions, words or decisions, the only thing you can control is how you respond to them. To quote a coach that I work with. “Investing isn’t a sprint, it’s a marathon.” It’s going to take some time to build a business, just like it takes time to build a house. Don’t come down on yourself. Allow yourself the time necessary to make the strides you want to make. Stay focused, dedicated and positive. Your attitude is a huge factor on how successful you can and will be.
Life is not a destination, it’s a journey. Enjoy it, and learn from it.
