Is anyone sending letters to attorneys regarding Probate properties? If so can I see a copy of what you are using and what type of success are you having?

Therin, we research the county clerk's website for probates & if the property meets our criteria we send a letter to the petioner, which usually one of the heirs, in most cases it's the personal rep. Sometimes you get better deals directly with the heirs than going through the attorneys. We have a 40% to 60% response to our letters, but of course only about 10% make it to closing.
