Ok! So how do I do this?

OK so I now have an LLC for my investor business. I have no money to buy my own properties. I'm trying the birddog or buy and sell using a double closing( buy and sell within the same day). This is my strategy to work on I've posted online classified adds. Theirs not any physical RIE clubs that meet in my area that I can find to find buyers. And as well no property auctions in the area. So how do you get realtors to connect you to buyers when your doing the same job their doing? Or how do you get mortgage brokers, title companies, etc.. to connect you to investors. I feel lost in what direction to go. Please someone help with some solid advice on what steps to take....

That is a good place to start. It lets others possibly in your area connect with you. There is also lots of answers to your questions by reading the posts on this site. Start going through the threads under Real Estate Forums. Google search helps tremendously too.

How did you get started? Maybe you could write a post on what you have read, or how you've gotten started here on DG site. Time for homework!

Hello!

Welcome to the site! Your profile is empty so we have no idea where you're at.... Have you read any of Dean's books? Other real estate books? Trainings? Have you watched Dean's video Blogs (the Weekly Wisdom)?

Those professionals that you mentioned, you would ask them to pass along your contact information to people that they do repeat business with as those are the ones that might be investors.

I found this link using the search function in the upper left of this page. It's Jeff Jensen's 80 ways to find buyers

http://www.deangraziosi.com/real-estate-forums/marketing-buyers-and-sell...

There's a forum where some members have put their locations in. It's possible that you have another DGer in your backyard.

Read 30 Days...

Make sure to read Dean's book, "30 Days to Real Estate Cash". It lays out a plan for you.

However, if you don't have the $20 for the book (I understand times are hard), then also check out your local public library. You will probably find some of Deans older books there for free (they'll help you lay a good foundation as well).

One easy way to find someone to move a house to is to call any ads that have a local phone number that says, "I buy houses". This will normally be another wholesaler. If they are looking for houses in your area, then get all of their contact info and what they are looking for in the houses they pick up (i.e. #bd, #ba, price range, location, etc){Dean has a "Real Estate Lead Sheet" on this site that can help you}. Then, once you find a house that meets those criteria, then you call them up. You can either add your profit into it before you offer it to them, or you can ask if they'll split the profit once they sell it.

Hope this helps,

Here is a FREE property analyzer I've found:

https://tvallc.infusionsoft.com/go/RehabLite/sroberts/

It's a great tool to use to help analyze your deals (and did I mention it's FREE)! But, you really should spend the $97 and get the full premium edition! IT'S AWESOME!!
