Bandit Sign Answer

Ok so i got the bandit signs bought and delivered. I post them up. ( im looking for buyers )(3/2 for sale owner desperate! xxx-xxx-xxxx ) ok now these people call to buy the house with cash or w/e they got approved from a bank.

What do I say to these people to get them on my buyers list with out sounding like a tellemarketer hungry for their info and scare them away?

do I say something along the lines of "well that was a property i couldnt close on at the end of the month to i posted it to find a cash buyer. Unfortunantly I passed the deal on to someone else. I find this and that....(what i do different)......would you like me to add you to my database incase I cannot close on a property at the end of the month. (something added in there like: would you accept paying an assignment fee)

this is all i got so far i dont know how to start the conversation without sounding like i want to spam their mailbox full of crap or some creepy guy.

HELP!

Be Casual

I have found that being casual works very well for me. I like what Jeff says in the link posted above so I would definitely consider that advice.

When I call them back I would simply say that my properties move very quickly because of that I would be happy to give them a call or shoot them an email when my next property becomes available. Make it sound like you've done this a million times and you won't sound like a telemarketer. If you are desperate you will sound desperate. Remember there are lots of buyers out there. Even though we really do want to get this buyer on board with us we aren't doing it to help ourselves. We are doing it to help and serve him. If we approach adding people to our buyers list with this in mind we will never sound desperate.

Also, avoid words like "database." Simply say I'll give you a call when I get another property.

DO NOT SOUND DESPERATE OR NEEDY

Keep it simple - you need to have the attitude that you are doing THEM a favor! It always comes back to mindset. You have something of value that they want. Simply let them know "I'd be happy to stay in touch with you as properties come available. What are you looking for?" Spin it very quickly and qualify them without them knowing it.
