If you are looking for a cash buyer to partner with, then you need to ask yourself: What am I bringing to the table? Why would a buyer who has cash in hand want to work with me?
If you do not have any resources (such as a buyer's list, investment cash etc) then you are going to have some serious trouble finding an investor.
You may want to look into wholesaling or even getting a real estate license and working with a firm. These are good ways to get into real estate and build your network.
