Marketing to Buyers

This is for all the NEWBIES who are wholesaling properties. Your BUYER'S LIST is vital to your success. You must have buyers if you are going to move your properties. It is tempting to line up properties first, but you will really do yourself a favor by having buyers ready to go.

If you are having trouble finding buyers you should call the advisory line for help. The trainers are a great source for resources in finding buyers.

Cash buyers list. Convincing..

I read the book 30 days to real estate cash and applied the same technique to get the property listings. But as per the requirement#1 in the book. I tried to contact a real estate agent and asked for list of homes sold in the last 90 days for cash. He did run the criteria, but is very hesitant to provide the info. So, he wanted an agreement (don't know what agreement) from me. Also wanted to charge me for his time. But still did not provide the info saying it is privacy issue. I told him I need that info for knowing my listing search criteria. I am not sure how to convince to get this info. Gurus can you help!!

Cash buyer list

I can give you my take on this - I'm both a wholesaler, and a licensed Realtor.

You have the wrong agent. Run, don't walk from an agent who wants to be paid for their time up front. You need an agent who understands investors' needs and mentality.

And there's no privacy issue here - you're asking for information that's of public record. The agent's fear is that you are going to take up a great deal of their time getting this information for you, but you won't buy a house using them as your agent, so they'll never get paid for their efforts.

Find an agent who has experience with investors, or at least understands your needs. Then be loyal to him/her, and see if you can build mutual trust. Let them write the offers for you, they'll get paid, and it will be a win-win for all.

The requirement#1 in "30 days to real estate cash" is to request the Real Estate Agent to provide the home sales (done by cash) of past 60-90 days. If an agent ask's why you need this info, what is the best answer to be given. I am confused here.. Need help in understanding and answering Agent's questions.

Tell them since investors usually purchase all cash, you want to determine where the investor activity is and what price range investors are paying so you can target those areas.


Or

Another response after asking for a cash sold list could be: "I am looking to see what others have paid for homes in cash over the last 3 to 6 months.". If you just come out the gate and ask, "Can you send me a cash buyers list?", they're either gonna do one or two of these things: Tell you NO tey can't just give you a buyer list, or Tell you they don't know how they can get that list for you. All you need to tell them is you're looking for homes sold for cash in the last 2-6 months, up front. It's all in how you say it, and what you say to your agent. Thank them for everything they do to help you. Showing a little thanks to your team members, can go a long way.

Making Offers

When making offers verbally, should they be followed up by some written form of inquiry? I have called a realtor and made offers by telephone and never heard back from them. Anyone, how do you handle putting in offers?
