Hello Everyone,
I was wondering if anyone has a sample letter for forclosure and preforeclosure letters, since it is difficult some times to get the phone numbers? I'm also open to suggestions on how to tackle these.
Thanks

Here is something I have done, as have the realtors that have worked for me.
I will send out a hand written letter, on yellow lined paper basically letting the owner know that you have come across their property and understand that they are behind in their payments. You never want to tell them you know they are in foreclosure. It’s already something they are sensitive about. Don’t hit them with that. Let them know others are in the same situation and you have been able to help others in this situation. Then give them your contact information and sign it. Don’t get too wordy and go on and on. Straight to the point. Send it to them in an envelope the size of a wedding invitation.
Good luck.
I will take your advise and go with it!!!
I mean ...that sounds easy enough right!?
THANKS FOR THE ADVICE!!!!

Here is a sample letter that wholesalers use. It may very well work in your case.
Dear (Owner's Name):
I was driving around in your area and noticed your house and was wondering if you might be interested in discussing selling your house. One of the areas I work in is buying houses that need some repair and rehabbing the property to improve its appearance and value.
I am local real estate investor that buys properties in (name your area) area. I am able to buy properties quickly for cash and usually can close within 30 days or less.
The typical process is a preliminary discussion over the phone to obtain some basic information. If that conversation is mutually agreeable then we can arrange for me to come by and take a look at your home to get a better understanding of its condition and what repairs may be needed. Then, we can work toward a fair selling price for your home.
If you are interested you can either provide me with a phone number where you can be reached or if you prefer you can call me at (your phone number) or via email at (your email address)
Sincerely,
(Your Name)
Dear Homeowner,
The reason we are writing to you is because you home is listed along with literally thousands as being listed as a pre-foreclosure on a public database. Unlike those thousands, you may be one of a very small percentage that may still have some equity in your home. You may be in the unfortunate situation of not being able or even find it is not in your best interest to continue to make your payments.
There is one fact that you need to know:
Up until the date listed as the date of sale on your default notice, you have the legal right to sell your own property to anyone you choose and stop the foreclosure process!
You could go though a realtor to list your home for sale and you may have already done so. But with time being so important in your situation it is a gamble to hope that the sale will make it all the way through. Up to 70% of all homes going into escrow are falling out because of funding issues with the new buyers. What would happen if that were the case with your sale? Would you have time to list it again and go though the process again? Perhaps not.
We at Investors Group are local real estate investors. We are purchasing houses in your area and in most cases can close with a cash sale in a shorter period of time than a traditional buyer.
We encourage you to do what is best for you and your family. There are options where you can contact your lender to modify your loan. You might even consider bringing in a renter if you have a spare room. But if like many, you have tried these and are not getting the results you need, please give us a call to see if we might be able to help by purchasing your home.
To determine if your home is a good candidate for Beacon Investors Group, we will need to evaluate the unique details of your situation and the current market values in your area. If this is something you are interested in learning more about, we may be reached by telephone or by email.
In closing, we wish you the best and hope that you find the solutions you need no matter where you turn.
Kind regards,

Post cards also work out well
There is no throwing away a postcard without seeing the message on it first.
There are some good examples on this website of the message to have on them
