Three ways to find buyers:
1. Have a realtor pull up the cash transactions around the area of your wholesale deal. This will give you a list of people who have bought properties with cash. Advertise to these buyers.
2. Put up bandit signs.
3. Advertise on Craigslist.

Make sure you have business cards because you will want to pass them out. Just tell the people you meet you find good deals on properties, you can mention the one you are working on - the trick is fake it till you make it, act like you have been doing this all your life and people are more comfortable -
Also to find real buyers on CL make sure your add has a property listing, when people call tell them that one is gone but you have another available that you just got. You will have to check them out and make sure they are real buyers or if another wholesaler have real buyers, but you can always target tenant buyers as well. Have a lender contact handy so you can get them pre approved for the purchase. You should keep a list of all contacts handy even the ones from rei meetings because you may find other info helpful - a company that sells items you may need for rehab (maybe in the future) cheaper to investors, handyman leads, etc.
If you don't feel comfortable speaking to people right away you can always let them leave you a message and then call them back with a pad of notes to keep you on track and make sure you don't leave anything out.
