Yikes!!!! This thing is in motion! My agent is working tough and I've only got 1 buyer on my list?? I'm following the book, so I will go to the courthouse to try and track down cash buyers... Ghost ad on craigslist... Well, I think I may have to try that again... I got an actual focus area to begin now in my backyard.

Working days 6-10 in 30 Days to Real Estate Cash..

If I'm not mistaken, aren't you the one that just got out of the military and was busy studying, studying all of this while you were in Afghanistan, so that you could hit the ground running when you got back? (whew! Long sentence)

Thanks for all the responses guys.. @Karen, yes I was contracting in Afghanistan and now I'm home and getting in the game. I'm working this week 2 of the blueprint but having a little trouble finding the buyers. I will continue to grind because my confidence is up more just from SUCCESS of finding a great agent. I will update my profile...

Hey Bernard

One really good way of finding buyers is to contact "for rent signs" they are investors, let them know who and what you do and how you can bring them more deals...

This works...

Good to see you taking action & another way I have found tons of buyers is thru ghost ads, you should be able to add at least 5-10buyers on your list just from that if you place 3 ads a day for 3 days.

Diff one's like "Mold in house make offer!" then put a hm that wld be 50% off in your area & a 3/2 1,400 sq ft your first name #ph# & sound like a civilian not an ivestor, like in the comments put "must sell today call, mold everywhere"

Another one I use is "Asbestos in hm must sell"

and also "Fire damaged Hm have to sell!"

Use a Google Voice # there are free, Google that to find out how to use it etc. its easy.

When they call just say sorry I wanted to have something like that under contract by now I don't, but I can let you know when I get the next prop OK? they will say sure please send them to me-boom buyer.

Ask them "what else are you looking for and where?" fr the hm you are advertising you already know they want those types of hm's in the are you listed, a good area that hm's wld sell fast in.

And that is how you can build your buyers list right away free! You can also say when they call in "I'm sorry I don't have that prop under contract yet like I thought I would but I can let you know when I get it under contract OK?" See what I mean. Also in the address field of the subject prop in craigslist you put Undisclosed Address, you don't put the prop address because it doesn't exist right!

So you have to not lie & put Undisclosed Address, & put some pic of some hm maybe in 2 cities down so its not someone's hm nearby & they call you and say hey you have my hm for sale Smiling

Sorry for the long post but I do have experience in clist & getting buyers thru ghost ads they do work if you post them & btw the best time to post them is in the morn between the hrs of 9am-11am I believe because that's when most people at work are online looking for whatever they want online.
