Locating FSBO on Craigslist

I am trying to locate FSBO's on Craigslist but when I come across an ad with a property that looks promising it turns out it is actually a wholesaler who has placed the ad looking for a buyer. Perhaps I am not seeing the potential but I am getting frustrated running into wholesalers with every ad.

I am starting to wonder if actual sellers place ads on Craigslist or only wholesalers ? I search daily and daily I continue to get properties being sold by wholesalers- am I wasting my time trying to find true FSBO and not wholesalers on Craigslist ? As I said before perhaps I am not seeing the potential here any other view point would be appreciated. I have had great success with locating FSBO's on Zillow, ebay and other sites but not Craigslist.

How to spot them

I'm sure there are many FSBO on Craigslist in your area, you just need to know how to tell the difference from a wholesales ads and FSBO's ad. Most Wholesalers use the following terms in their ads ARV, Handyman Special, and comps. I hardly see any FSBOs use these terms in their ads. Also you might want to connect with the wholesalers and see if you can partner on the property they have by bringing them a buyer for a split wholesale fee. I heard of many DGers doing this and I always offer it to any wholesaler I meet.

I understand you are trying to find them on Craigslist and Reynold has given good ways to spot us wholesalers BUT, have you tried bandit signs yet?

You will get all kinds of different callers from " WE BUY HOUSES " and yes you will get FSBO who call these little signs, they are GOLD don't mind if I quote you Reynold do you.

Lately, I've found very few FSBO's on Craigslist. Mostly Realtors and wholesalers selling properties.

What's a good email letter to send to the FSBO's if you are able to do an all cash deal or terms deal?
