Hey everyone, I created this post to get feedback from my DG family on how many calls are you receiving from putting out bandit signs in your area? The reason I'm asking is because I'm not getting as many calls as I did when I was putting out signs in 2013-2014. I don't know if my market is drying up or sellers are getting bombarded with WE BUY House signs from all over the place. Especially I feel now in 2015 everyone is trying out wholesaling.

Well, where I live in WTBY, CT and I'm putting out 20-25 signs every weekend. This past weekend I received 3 calls that are now leads. Last weekend I got only 1 call. The weekend before I got 0 calls.

In 2013-2014 I was averaging 2-4 calls a day on the weekends when I put out 20-25 signs.

I would like you guys feedback on your lead rate from bandit signs.

I love bandit signs!

I was having the same problem and realized two things:
1. 25 is not enough signs anymore.
2. Place them in creative places.

It's not that more wholesalers means more competition it just means we need to step up our game and be more consistent than the other guy. The problem I have in Denver is sign nazis and other investors messing with my signs. Instead of stakes in the ground I've been zip tying them to the "right lane must turn right" and stop signs poles. They stay up longer and harder for someone to take down and you don't have to be dependent on grass anymore. Those two things helped me because even in Denver when my signs are up oh man the calls from everyone in the world will come in. As soon as you're not getting calls something is wrong. Drive around where you posted them to make sure no one messed with them. Someone here over the weekend in a hot area I posted them drew different numbers on my signs with a sharpie so people wouldn't call my phone, unbelievable! lol Another thing you can do is post them 12feet high on wooden poles.

thats something i didnt think about and actually they told us no to put them on stop signs/street signs 5 yrs ago but things have changed like you said the google voice #'s are untraceable anyways & I will do that when I start putting out bandit's again when i get my next deal.

posting sign on poles

I live in Indianapolis, In. The city is now taking sign off the poles and
they are also calling the sign owner and charging you a fee. So we have to use the
Grassy areas. I have found that my signs disappears a lot it's a small price we have to
pay.

Your right Adam, I might have to put out more than 25 signs now. Thanks for sharing the video on how to place them on poles. This would come in handy for the winter time when the ground freezes and its hard to put stakes in the ground.

Signs in Arizona

Where I live there are still plenty of people that put up bandit signs and the city still takes them down as well as other people. I am currently putting out 30 signs every two weeks, and this is in addition to other marketing. Some weeks I don't get any calls at all and sometimes 2 or 3. What keeps me putting them up is that I still occasionally get deals from them, it's just not every month.

I only put them up in lower income neighborhoods because you will definitely get complaints in those "nice" neighborhoods. I only use a Google Voice number that can't be traced and I don't completely saturate the neighborhood. If you put up too many, you'll get more complaints, so you have to find a balance.

Real estate investing is VERY competitive where I live, no getting around it. So I just keep my presence there with everyone else and maybe sometimes I get the deal because I build rapport when I meet them and sometimes I lose to someone else.

However many you decide to put out.... just keep doing it, be consistent every week.


Bandits

I'm putting out 25 a week. I get lots of calls, but not many good ones that turn into leads. Some days it's crazy, one call after the other and some days only 3-4. Like someone else said when you have a drastic drop in your call rate, something is wrong, so go out and check your signs. I'm comfortable on the phone now so I'm ready to automate (ie, get someone else to take calls) and concentrate on building other things in my business. Our city recently passed an ordanance banning the signs but it doesn't seem to have slowed anyone down. There are more signs than ever, and hardly any wholesalers.

I love the comments from everyone bandit signs were not in the budget right now since I have to pay someone to put them up or get someone to put them up since I dont drive as you know or maybe dont know Smiling
