30 sec elevator speech

this is my very first post so I hope I do this right.My question is as a wholesaler, what would be a good 30 sec elevator speech for home owners that call me that I market to.I've had them ask me " ok I got your letter , so what do you do"? Thanks in advance. Smiling

How to

Explain to them that you are a real estate investor and you have notice there property is either vacant or their are a out of state owner. You will ask them if they are interested in selling and just follow up with the lead sheet to get all the information on the property.

what Rey said, I would follow the real estate lead sheet there is no thought that needs to go in to it just ask them questions that are on the sheet(which should be on the site here)

and be yourself, real simple, you are an investor looking to buy their house, and ask them the questions. Be well.

thinking of the elevator speech - keep it to about 30 seconds, simple & brief.
just tell them who you are and what you are doing or trying to do.
I am also working on something similar with my outgoing voice mail message. If someone calls and I miss the call I don't want to miss a potential contact so I am working currently on a good message to capture their contact info.

Phone message. I use two different one's, I use one number for my biz number and the other is for bandit signs.

Biz number: Hi thanks for calling ' your biz name ' we are on the other line talking with another home owner please leave your name/number and a brief message and we will get right back with you. Thank you and we look forward to talking with you.

Bandit sign: Thank you for calling we are looking for property in the area and we would like to talk with you about your home, please leave your name and number we will call you right back. Thank you for calling.

Use lead sheet and get all info. Bandit sign I dont say my biz name because I dont want code inforcers to know name.

Just be straight up!

The #1 tool in this business is the phone when talking to sellers. I don't care if you're shy and always want to send to voice mail or email. None of that if you want a deal, remember, we're in the CRISIS SITUATION business. Why do you think they call it a "motivated seller"? It's not just a cute name for gurus. Would someone who cut their finger bleeding all over the place go to urgent care expecting to hear, "Sorry you're bleeding all over but if you fill out this form we'll get back to you in 24 hours."

The best thing to do when you get a call is never sound like a big shot, be humble.

"Hello, this is Adam.."

"Hi, I saw you're sign that you buy houses."

"Awesome, thanks for calling. Are you calling about selling a house?"

"Yes, how do you work, what do you do?"

"I'm a real estate investor looking to buy 1-2 properties this month, I'm paying cash and can close in a flexible time frame. What's your situation?"

Never let them take control of the call, they called YOU and you're best thing to do is ask questions, questions, questions. You're the doctor not the patient. These are the best 3 questions to ask when you get them on the phone to easily know if it's worth your time.

1. What's your situation?
2. What would you like to see happen?
3. If I can make that happen, how soon would you like to close?

The property is not even important if their not motivated or willing to sell at a discount so why would you spend 30 minutes on the phone with a seller only to hear, "So ugh yeah, I'm asking $500,000 strong, it's not flexible and I'm just calling you to save not paying a realtor commission."

Just wanted to throw some tips out there. Luck is for leprechauns so go get it!

Motivation

Motivation is key. If they are not motivated, you are just spinning your wheels. Move on. If there is no motivation, just say "It doesn't sound like I'm the answer you're looking for. Maybe you should list it with a realtor. But if you're flexible with the price or terms, I'd be happy to discuss it further."
